"Buyers Don't Care about your AR Account"
With the start of 2012, I've noticed that SEO managers, blogging professionals, Bing, Google, and Yahoo reps, etc. are tearing up the phone lines with their marketing and online "advice". Every one is trying to offer something of value and are certain they have the answer to online productivity.
Here's a follow-up email I received from one such call, and I thought I'd share just an excerpt.
"Buyers will almost never see your AR account and they won’t care either. The only legitimate reason to spend any time on AR is to improve your main websites rankings."
Hmmm, I can tell you that in 2011 I received many WARM leads from callers who'd gotten to know me through my blogs. I received several referrals from agents who got to know me through my blog. I had people referred to me from past clients that went to my blog to see what I was about. I love to tell local businesses that I'm talking about them in my local blog. Reciprocity is very exciting and I love how good blogging makes me feel.
I'm VERY EXCITED ABOUT 2012!
I intend to continue blogging on Active Rain - and I'm also working on using Blogger more, and adding to my web page, fine-tuning social media, and some other projects - plus I'm working with a professional named David Bruce Jr. that I can't complain one little bit about.
Here's something I know right now.
Maybe these sources, or others like them, have worked for you. We all need to utilize the methods that best work for us...and blogging works for me.
I will say that I'm looking into the items the above professional sent to me, and I've already tweaked my right-hand links a little bit, per his advice. (Thank you, Tim!)

Market Statistics: Buying or Selling Homes in San Lucas, Rancho Marana, Marana
When looking for a home in a particular area - I'm drawn to market reports. Not necessarily graphs and charts - they look pretty but I'm not always sure what they mean. I just want to peruse some good ole' comparison shopping information.
Currently, San Lucas has 20 properties on MLS for the past quarter. (October through December) Only three are for sale, and 12 have sold. Obviously, folks have discovered the hidden gem of San Lucas and the incredible pricing deals for buyers available in this sub-division.

Looking at the map, San Lucas is just North of Tangerine Farms exit -- in fact, you can take the Marana exit east to find the neighborhoods encompassing San Lucas. There's a lot of new construction going on in the area as well with Lennar, Richmond American, and DRHorton heading the list. All of the homes have been built 2007 or later, so it's a relatively new community.
Amenities include a huge community park with tennis, basketball, baseball and soccer fields, walking trails, and even a concert in the park series! Mountain views come with all of course. All of this just about 15 minutes north along 1-10 of major shopping, business, and entertainment choices off Cortaro Road in Marana.

Homes have sold in this area for an average of $68.38 a sq. foot. That means that most of the houses in the area are selling for a median price of $126,600. Unbelievable when you factor in their age, condition, pride of ownership in the community, lot size and amenities. Homes range in size from cozy 1300 to roomy 2811 sqft, 5 bedroom homes for sale in Marana.
Just across 1-10, near Gladden Farms, sits the subdivision of Rancho Marana. Rancho Marana is also a newer development with a well-run HOA helping to keep neighborhoods tidy with pride of ownership. Facades are contemporary with tile roofs, and most of the homes have been built 2006 and later.

Continental Ranch sprawls westward from I-10, just minutes from downtown Tucson. Continental Ranch is a master-planned community with easy access to the nearby freeway, including parks, businesses, recreation, outdoor and indoor entertainment all within its borders.
