When a lease expires and the tenant or tenants vacate the premises, it is not uncommon to find items behind that the tenants didn’t have a chance to remove or, simply did not wish to. Some tenants would abandon the premises while the term of the Lease is still effective.
There are rules for Landlords, Leasing Services Companies and Property Management Companies to follow to prevent potential liability while disposing of a former tenant’s personal property. The procedure is time consuming and requires the drafting of a written notice advising the tenant(s) of their right to reclaim the personal property left behind in the residential rental property.

The reason packing is such a hassle is that not only you have to pack it all before you move-out, you have to unpack it when you move-in. If done efficiently, unpacking can be easier and quicker, so you can start enjoying your new home in no time!
The first step is to collect your packing materials. You will need:
Wrapping paper: Avoid using old newspapers to prevent ink from getting on your valuables.
Cartons: Buy moving boxes in assorted sizes, or you can get free boxes at the Publix, Albertsons or any other supermarket's produce department. You can also check our Bed Bath and Beyond and Target. Be sure to get there early so you can really get nice quality ones. You may also want to check out a local liquor store and you can use these nicely divided sturdy boxes for glasses, vases, etc.
Sealing Tape: The best kind to use for moving purposes is the plastic 2" wide. Avoid duct tape or masking tape.
Magic Marker: Mark your boxes with labels such as "fragile", "this side up", "heavy" or "kitchen", "storage".
Scissors and Sharp Knife
You can also buy Styrofoam pellets or foam peanuts for added protection. An inexpensive way could be plastic grocery or trash bags.
A good suggestion would be to start collecting boxes early and pack one or two a day. You can do so with items you know you won't use until the day you move, like linens and extra dishes.
In all instances, after you have packed each box, if there are small spaces empty, wad-up some packing paper and fill in the spaces.
