So how is the market in Little Egg Harbor and Tuckerton NJ? I believe this market does a little better the rest and stays steady because of our variety in properites to choose from here. First off, we house the least expensive waterfront in the state of New Jersey. Our variety consists of high & low end upland single family, high & low end waterfront, high and low end adult community properties, high and low end townhomes, and mobile homes & condos. We have every type of property for every person. They are still a good amount of homes on the market here in Little Egg Harbor/ Tuckerton NJ. However there have also been 274 sales in Little Egg Harbor/ Tuckerton since January 1st, 2008 through today with 25 houses waiting to close. The average list price of these homes was @ $265,000 and the average sale price of these homes was @ $249,000. However remember this is a average of every sale in this area from waterfront to upland to adult community to condo. There are homes considerably less than the average sales price and there are homes considerably more than the average sales price. You have so many things to your advantage, especially at this time of year. First, look at the interest rates on loans. These rates are at historic lows and believe it or not, despite what you are hearing from the media, banks are still lending money. If you're not sure whether your credit is good enough to qualify, meet with a mortgage representative and they will be able to tell you what you can qualify for. Second, look at the abundance of homes on the market. There are so many homes available to choose from right now, and most sellers truly want to sell, or have to sell at this point. With all the homes that are for sale you should not have a problem finding something that fits your wants and needs. Thirdly, being the "slow Season" for real estate, you have alot of bargaining power at this time of year. During this off season sellers are probably seeing buyers few and far between. This should give you somewhat of an upper hand with submitting your offer. However, make sure your offer is relaistic and offer a number that fits the fair value of the home. If you do not have an attorney you can ask your Realtor for some suggestions, they usually work closely with many attorneys and can give you some names and locations. I can't stress the importance of using a LOCAL real estate attorney. When speaking with them you want to inquiry about things such as there price, what the price includes, what else you can expect, how often you can expect to hear from them, etc. Don't waste time hiring an attorney because they must review your contract within (3) days from the day you receive a fully executed contract, meaning both parties have signed and agreed to the terms in the contract, from your Realtor. Remember, no one knows the law better than an attorney, so it would be a good idea to hire one to work for you throughout the most important transaction you will make in your life.
