Welcome to Chantilly Highlands...a great place to call home. Chantilly Highlands is a community of single family homes in Fairfax County located between Herndon Virginia and Chantilly. Home prices generally range in three price brackets with some overlap: the $400k range, $500k and $600k.

With a short sale you can wait months just to find out whether the bank will really accept your offer...only to be rejected.

It is a stupid, broken, poorly run system nationwide....the short sale program.


On a foreclosure, you can usually get a bank response in 3-7 days. AND you can close in 30-45 most of the time. Infinitely better no?

If you are new to the purchase of country property, having lived where there is city water and sewer...things are different.

You need to be prepared to spend money up front to evaluate the properties well and septic fields, and get a land survey of your acreage.

On a country property in this area, be prepared to spend:

Home inspection: $300
Well inspection: $345
Water quality test: $50
Septic system inspection: $580
Land survey: $600+ depending on acreage
Termite $45

You may spend all of this money...THEN decide that you do not wish to purchase based on something that you discover during this process.

It is not for the faint of heart, or folks who are cash strapped.

NOW...depending on what you and the seller agree too...he may foot some of these costs or have a recent survey in hand. BUT...many buyers want their own work done buy inspectors who owe no loyalty to the seller eh?

If you want to pursue country property choose an agent who knows the ropes....buying homes on acreage is not the same game as subdivision or condo purchases.

Buying Raw Land. Hey, it's Different.

Contemplating buying land to build your dream home? Well now, there are quite a few things that you'll need to check out in advance of ratifying your offer with the seller.

First thing... if you are hiring a building contractor, he should look at the lot before you even write an offer.

Since builders are familiar with the local permits and zoning required, their involvement early on will make sure that nothing gets missed in the land evaluation process.

A land contract has a study period that makes the offer contingent on the findings of the studies that you'll need to pay for before you finally consummate the contract by removing these contingencies.

Your real estate agent should thoroughly explain this to you..it is the heart of what makes a land contract different than the regular paper work involved in buying a developed property.

As part of your self education you should visit the county's planning department as well as the health dept. (They are the people who usually permit well and septic, depending on the county).

Most are good public servants, happy to tell you all the things the county or town requires.

If you have never lived outside of city services or purchased country property...hey, life is different.


For example, if the land does not have city water and sewer, you will need to build a septic system and drill a well.

This is a major part of what needs to be evaluated before you buy. It's usually analyzed by a soil engineer in this area.

Some land will not drain folks and the county will not let you build.



Here's the deal, you MUST determine if the land is suitable for your purposes and make sure that you can get the required local, county and state government permits...Before you are past the point that you can escape from the transaction.

These studies can cost several thousand $, and this money is not coming back to you should you choose not to purchase this piece of land!

-Is the zoning right? What if you have a business and plan to park your equipment beside the house or have clients come over? Regular residential zoning ain't going to cut it in most counties

-Is the Septic right? You may want a 4 bedroom house and come to find out that the land will only support a septic system for a 3 bedroom unit therefore you will not get a county building permit for 4 bedrooms....nope.

-Water? If your neighbors did not get water until 300 feet when they drilled for a well...odds are you won't either...you may have to go to 500+...it can be a crap shoot.

You can test drill before purchasing but that can cost almost as much as the real thing!

-How do you get from your property to the road? You will need the Virginia Department of Transportation's approval for a driveway. Oh yes you do! Do not assume! This alone can take 45 days to determine!

-Can you build the style you want? Is the land in a historic district? If so you will be limited in the home styles you can build.

-Power? How is electricty going to get to your property? Do you have the right to run wire or plant poles on others land in order to get it to your property?


Personal Access? What if your property lies behind someone else's land which you have to cross to get to yours? Can you build a driveway across their land?

Well, not if you do not have an easement sister...AND the best easements "run with the land" in perpetuity and they need to be properly recorded at the courthouse.

- Government access? Various government entities can have a "right of way" on your property that may prohibit you from building right where you want. Pipelines, power lines, and future road widening easements are examples.

As you can see, there are many things for you to consider and many places where the whole thing can go wrong.

Make sure that when you go in search of raw land or country property that you work with real estate agents who understand the process and can guide you through the complexities.


Even so, you should learn enough about the process so you understand what could go wrong, how much it can cost and what your options are.
