I had some potentially good news today about the house in Wellington near Williamsburg Va. that is a super deal.

An agent from another office called me today and asked if it was still available; she has buyer clients who need to move fast. This house is a short sale, but with the help of Platinum Group Services LLC and possibly letting the buyers move in early and rent the house from the home owner, this may be the answer the home owner has been waiting to hear for over a year now!! He is in the army and needs to sell quickly. Please say a prayer that this deal will come together.

One of my new listings went under contract in 22 days!

All I can say is WOW. I posted a blog in April about my new listing at 714 Woods Road which was a great buy in Newport News.

The house was originally listed at $202,000 because my seller wanted a price that was "different". We had it at that price for about two weeks and the showings were not as good as I would have liked them to have been, so I convinced my seller to lower the price. We lowered the price to $194,900 on April 25th and the house was under contract on April 28th!

You may have heard that real estate is all about location, location, location, but I am here to tell you that the right list price will get it sold in a hurry! In reality there are three things that sell a house: price, condition and location. So if you have a house that is not selling, perhaps it is not priced correctly!!

I you are new to the area or visiting for the weekend you may be interested in some of the events happening at the Willliamsburg Community Chapel. The Willliamsburg Community Chapel is an interdenominational fellowship that offers ministries and events for people of all denominations.

If you love music you don't want to miss the Easter service this Sunday morning. The services are held at 9:00 a.m. and 11:00 a.m. The chapel choir, accompanied by the piano and a brass ensemble will perform The Hallelujah Chorus and I've Just Seen Jesus!

Do you work with renters

Do you work with renters? I had a couple walk into my office this week and ask me that question. Later in the week, another person call me and asked, "Do you work with renters?"

It seems that many families moving to the Williamsburg area are searching for rentals. Many of these families are military and quite often they have a house that they cannot sell. I have to explain to them that I will be happy to search for properties for them on the internet and to contact the property manager or listing agent to set up a showing. I also explain that with gas approaching $4.00 a gallon, it is totally impractical to spend the time and money needed to show prospective tenants several rental properties until they find the right house. When I explain this to the propsective tenants and then refer them to a property manager they are usually more than happy to make sure that I get a finder's fee.

I have met agents who refuse to work with renters because they believe that it is not worth the time, but in this new market, agents may have to re-think their business strategy!
