First, let's summarize the basic steps essential to our business plan:
•· Determine your goals: write out your goals and dreams and how to achieve your corporate mission in as much detail as possible. From your budget you will determine the standards and minimum actions required to achieve your dreams.
•· Include a recipe for success: Determine the profitable actions that you must take, putting in your essential ingredients: a process, a protocol, standards and realistic deadlines.
•· Identify the ways to achieve this: calculate how much time and money and what the best ways to achieve your goals and your results are. Above all, know how to best distribute the energy you'll need to expend to get there. Balance your life!

Notice to the reader, I am a salesperson and proud of it!
My friends, I know that I am read by many of you because I receive lots of emails saying, "Sylvia, you shouldn't say ‘agent' but ‘Broker' now in Quebec!"
Hmm ... are we talking about an international professional title here? Of course, it could one day become that in Quebec and elsewhere. But because of it changing every 25 years, we confuse the client a bit more each time, I doubt whether that's the goal! And it's not with haughty titles that you're going to mislead the said client who is looking for someone to sell his property! In my opinion, you can be, according to the English language: Mediator Representative, Intermediary and above all, salesperson!
Yet we all know that the word salesperson makes us "unloved" in the consumer and public opinion!
The sale is one of the most disliked professions of all because:
•· There is no formal training in "sales";
•· There is no special school, recognized diploma or university program in sales!
•· We find sales at the bottom of the list of the most respectable professions.
•· Being in sales is even perceived by some as a false trade ... tragedy ... A title to hide... what a shame...
Some, unwilling to be simply "salespeople", utilize other names to go unnoticed or to glorify their titles: Representative, advisor, salesman, sales manager, business developer, coordinator, purchase coach, intermediate trader, sales representative, business partner and I forget the rest!
But, is your ultimate goal and mission in life not to sell and become a successful salesperson? Then know that:
- The greatest successes of this world have been made beginning with a sale!
- The creation of man was made from a sale; in the story of Adam and Eve, there was someone who has sold the apple to the other?
- I can choose to not cope with this reality and call myself a representative, consultant, sales manager, buyers coach, or anything else! However, I cannot deny that what supports my living is my sales!
So, I'm a salesperson! And I have to sell the idea to myself first! I'm not ashamed of that and I am giving this term the glory and respect that it deserves, especially by those who exercise themselves in this trade...
For ease of reading my books and articles, I will keep using the term "salesperson" so you get used to the beauty of the word! The important thing is to become proud, one day, once and for all! ;-)
So, I am a salesperson and proud of it!

I suggest praise and recognition as your principal form of remuneration!
This REALTY REALITY of the Month is largely inspired by my REALTY REALITY SUCCESS tour across the country and the memorable experiences I had. I was impressed by the quality of the agents and brokers I met, by your great devotion and passion for your business and your clients. All the offices, I visited up here in Canada, seem to have a more than favorable market , but it's still true that in each city, the same speeches and same concerns remained.
•- "There's a new type of player in our region and we didn't know about it before this! And now, we don't know how to react!"
•- "This broker/agency/business in our area has announced a supposed reduced commission, lower than what I've been charging for as long as I've worked!"
•- "The seller is always asking me if I am ‘negotiable'!"
It seems, more often that not, that the subject of remuneration is your worst nightmare!
However, this results-based reward system exists (and has for at least 100 years!) and whatever percentage you will present, 7%, 6%, 5%, 4%, or even 1.14% like I've seen, people will still try to negotiate with you!
Yes, in America just like the rest of the world, we negotiate! We haggle for cars, property, work, renovations, services, etc. We negotiate everything!
So, since you are paid by commission for the results you provide, and that you are alone in front of your client justifying your rate, it's the right time to remind you that no one has hidden this enormous challenge of your profession!
Will you finally learn how to deal with it and get used to it?
We've known for a long time now that no matter the fee, the seller will always find it too high...either way, no matter what. So, to make him happy, and in recognition of the fact that he is entrusting his property to you to sell, the only solution you find is to reduce your fee. Lower and lower, without an end to this nightmare in sight, as messages from representatives of our Real-Estate groups, associations, and federations encourage your clients to perpetuate it! "We do a spring-cleaning of "peddlers" and well, the remaining brokers...negotiate them"!
So Sylvia, what do we do? Now, we'll ask only for recognition! Yes! That will make us so happy! Isn't that enough for you to reassure you of your value? Admit it; we always receive plenty from satisfied clients. And it's free! Forget money my friends; let's turn our business into something completely philanthropic! This value will remain the only payment for your services. I know it won't be enough to put food on the table, but since everyone is doing it, do you really have a choice?
Hmm, I've always been taught the opposite when it comes to business but I must be old school! But, if we were to put a price on it, how much would recognition be worth?
I'm feeling generous and to recognize the hospitality I received everywhere I went, I'm giving you a gift to determine it. It's classic - written and produced by the current president of the Québec Association (OACIQ), Mr. François Léger! Its an exhaustive list he graciously allowed me to include in my books (Page 289, Volume I, and page 200; IMMO-SUCCESS Tools), that, honestly, we'll give it to him, is the perfect description and essential for helping us recognize the agent's work and what we need to be appreciated!

In the papers, I hear an agent is negotiable?

:-)) In fact, it saddens me very much because clients are constantly encouraged to make the same error. Why? After we close a deal with all the skill and experience we have, we are often much more appreciated. I am the type of agent who is not negotiable because I know my own value and I know how to defend it, much like I would defend the selling price you want!

Will you pass the test?
A good friend of mine, a surgeon, gave me a call and asked me to refer to him an agent or broker in his area to help him sell the house he'd owned for twenty-five years. As he is in a different part of Quebec than I, I quickly refer him to agents I recognized from various ads and banners. He said he would interview them and make his final choice.
None of them passed the test!
What test? Well, imagine that he, being a good friend of mine and admirer of my work, he asked each and every agent I recommended if they'd read my books!
And each and every one of them answered "no"! ???
I responded by telling him that his test may have been a little harsh. After all, I'd only sold 2500 copies of my book since 2008 and there are 19,000 real estate agents and brokers in Quebec!
He gave me an answer that left me speechless: "what about me?" he said. "As a medical professional, am I allowed to not read the latest book or medical journal that contains the article that may save your life? I'm giving $60,000 for the sale of my home, which is worth more than a million dollars. I should give it to an agent who reads everything that exists in his trade!"
Hmm! If you know me, you'll know that as much as I loved his answer, I was a bit embarrassed!
Indeed, when I need medical or other help, I expect my doctor or Professional to have read everything in his field, regardless of whether I'm paying by giving money or trust (or both). What about you?
I've been looking for a chance and appropriate circumstance to tell you about another encounter I had while on a ski trip this winter. An Air Canada pilot explained that every year, he had to retake a complete battery of tests on navigation and flight simulation in order to keep his pilot's license and his job! This is considered common practice in his field. Imagine the stress he must go through, but how secure I feel now when I board a plane.
Hmm, I ask how many amongst you would pass "the test" in your profession? So, to your Reading my friends! And the timing is good - I have 500 new books in my basement ready to be shipped! ;-)

"I met an agent who told me he already has a serious buyer."

;-)) Why not have already signed an offer with this buyer via the agent? Mr. and Mrs. Seller, I truly believe you may have found the right buyer but now, how do you get them to sign an offer at the price you want? I am the right person between you and them because I can listen to your needs and am very determined to do whatever I can in order to sell your property as quickly as possible, without hassle, to this serious buyer and his agent. Trust me. We will visit some properties for you within the next few weeks. Isn't that what you want? :-)) Isn't that what you want? J
