Is there a correlation between selling price and number of days on the market?

The graph below represents San Antonio single residential home sales for January 2004 to June 2009 and was created to determine whether there's a statistical correlation between the selling price and the number of days properties stayed on the market. The result? With a correlation factor near zero, we can say that there is no correlation; in San Antonio high-price homes don't stay on the market longer than low-priced homes.

All data was obtained from the San Antonio Board of REALTORS and is deemed reliable.

Trend in sales prices - San Antonio 2004-2009

In terms of prices, the highest occur most often in June and the lowest in January, though there is some variation. In general, selling prices are higher during summer months and lower during winter months, as might be expected.

So if you're thinking about listing your property and want to get the highest price, consider listing in April or May for a June closing. If you want to buy a home for a lower price, November/December is the time to look and aim for a January closing.

Best and worst time to sell your home in San Antonio

Data with numbers from January 2004 to June 2009 shows that some months are better than others to sell a home in San Antonio. And of course some months are more buyer-friendly.

The graph below shows the number of homes (single residential) sold each month. The month of June is when the highest number of homes are sold. The lowest number is in January.
