Leaving Your Home Vacant Before It's Sold!
Have you bought a new home, which you've closed on, but still haven't sold yours?
Sometimes it's something that must be done.
Whether you've moved because of a new job, or you moved because you want your children to start their new year at the new school, sometimes you have to move, before you sell your home sells.
Will you be taking ALL the furniture with you?
Will the home look lived in?
Will it be totally empty?

You should consider having the home staged.
This will make it easier for buyers to picture themselves living there.
Also, if there's no furniture, buyers will have a hard time picturing how big the room is; what will fit in the room; where certain things 'go'.
Is your home in a great neighbourhood, or not so great? Depending on the location, staging may be a must.
If you can't afford to stage, you will have to make sure that all the walls are painted; that there are no scratches or dirt, around where old photos/artwork used to hang. You need to make sure all the floors are spotless. The broadloom should be steam cleaned. If there is a problem anywhere, the buyers will start wondering how much money they will need to spend, to fix it. They will also wonder what else needs to be fixed in this home.
While you still live in the house, if you think you may have to leave it before it sells, it may be a great idea to declutter and clean up, maybe paint and fix a few things, and then take some great photos of all the furnished rooms. You can then leave these photos in the house, to better help buyers 'picture' what the home looks like furnished.
Make the home as appealing to buyers as possible, and you will have a quicker sale.

HOW DO YOU CHOOSE YOUR NEIGHBOURHOOD???
Are you looking to buy a home?
Have you decided where you want to live?
Do you have a preference?

How do you make your final decision?
How do you narrow it down?
Have you made a list of what's important to you?
- do you want to be close to work?
- do you want to be close to good schools?
- is proximity to churches or synagogues important?
- do you want to be near shopping malls?
- is a 'corner store' important?
- do you want to be able to walk to a wide variety of local restaurants?
- do you want to walk to the theatre?
- is walking distance to the subway important?
When you check off all the boxes that are important to you, do you walk the neighbourhood at different times of the day and evening/night?
Do you know if rush hour traffic affects your 'new' neighbourhood?

When you drove by this morning, everything was quiet, but did you notice how all the major traffic goes through that neighbourhood at the end of the day, to avoid the slow moving traffic on the main street?
Will this be a problem?

Have you contacted a local REALTOR?
Did you know that REALTORS can probably give you all the information you need on your new neighbourhood?

They are familiar with the neighbourhoods and have a lot of information at their fingertips.
They have also probably already sold many houses in those neighbourhoods, and can give you many details/information you won't find anywhere else.
A local REALTOR can take the stress out of finding out everything you need to know about your new neighbourhood.
Call a local REALTOR today and find your new home without personally doing all the legwork.

Cherry St. Bus 172 , Front & Bay St. to Cherry Beach via The Esplanade and Mill St.

Thomson Pioneer Settlement and Humber Bay - Saturday, October 3, 1:30 p.m.
Explore 800 years of settlement in Scarborough - from an Iroquoiian Village, through 19th century farmhouses to the explosion after World War II ...
After the walk, visit the Scarborough Museum and the Harvest Festival
The walk starts at the Scarborough Historical Museum at Thomson Memorial Park, at 1007 Brimley, at Lawrence.
Boardwalk along the Humber - Saturday, October 3, at 1:30 p.m.
The waterfront along Humber Bay was once home to dance halls, the Sunnyside Amusement Park and the place where the Easter Parade was held. This area had a fascinating past. Hear all about it during the Heritage walk.
The walk starts on the east side of Palais Royale, at the small park (1601 Lakeshore Blvd. West).
The Beach - Sunday, October 4, at 1:30 p.m.
This neighbourhood is known for its special character and being so connected to the Lake.
The walk starts at the Library at 2161 Queen Street East and will end at Kew Gardens.
