Last week Synergy Staging had the opportunity to stage this beautiful home in Lake Oswego. When we visited the property to do our walk through it was clear that some of the colors had to be toned down. Fortunately the owner understood that the colors would not appeal to everyone and was prepared to paint the interior of the home.
How one prefers to live in a home is almost always different from how one should sell their home. We personally love bold and vibrant colors, but when selling your home, keeping a nice warm neutral is going to be appealing to the broadest range of potential buyers.
In the before picture you can see the living room had a mix of white and mint green. Although the ceilings were very high, the room was small and broken up with a lot of different angles. Painting one neutral color throughout the space made it feel larger and buyers were less distracted by the architecture.

And check out this purple dining room that needed a facelift. By using the same neutral that was used in the living room, the entire space flowed together. After staging, the dining room became a key selling feature in the home with it's inviting feel and beautiful views.

When selling your home, the investments you make in preparing your property will pay off. Home staging, painting, minor cosmetic fixes, cleaning, etc. will typically result in a quicker sale for more money. Listen to the professionals who are trying to help you! =)

Synergy Staging recently staged a luxury condo in downtown Portland. This unit was being sold by the owner and had been on the market prior to our staging the property. This is a high end building in a very desirable area. The Open Houses had been attracting many buyers, but no offers were being presented. Although the condo had a few furnishings and rugs, it really needed to be staged to properly showcase the unit.

The Master Bedroom was small, but looked larger once it was staged with a queen size bed.

Prior to staging, buyers had a hard time imagining how to use the narrow second bedroom.
Once it was staged as an office and guest bedroom, the room made sense.

After the unit was staged, an offer was made and accepted just 3 days later! Since it was an all cash offer our staging was only in the unit for a total of 12 days. The sale closed 13 days after staging! The owner credited home staging with the quick sale and positive response.

The beginning of each new year always feels like an appropriate time to reflect on the previous 12 months while looking forward to what the next 12 may bring. This year we at Synergy Staging decided to assemble our list of Top 10 Home Staging Success Stories for 2009. While we had a variety of projects, both home staging and design, we'll limit this list to those that sold quickly or had particular challenges to overcome. In re-visiting these projects we hope to share some valuable staging tips that will help others as well.
NUMBER 1
Single Family Home, Beaverton, OR
The investor who bought this home faced very stiff competition when they discovered there were two similar vacant houses on the same street. This home had been vacant and languished on the market until it ultimately sold at auction. This nice neighborhood was filled with homes that utilized the same type of construction and floorplans. Understanding that professional staging would give the property an edge, Synergy Staging was brought in to make the house shine and stand out from the others in the neighborhood.

Staging the space in the entry welcomes the buyers immediately and sets the tone for the rest of the home.

The small living room felt larger once staged and was warmed up with lighting and warm colors.

This house didn't have a dining room, so creating an eating space in the kitchen helped buyers see how they could use the space.

The master bedroom was also moderately sized, but once staged with a queen size bed, the room felt larger and more spacious.
A staged room always feels bigger than a vacant room.
After the home was listed, an offer was accepted only 2 hours later!
The other two homes that were vacant on the same street and priced similarly remained unsold.
There is no doubt that professional staging will make your home stand apart from the competition.

One of our Realtors contacted us recently about staging her new listing - a classic home in Northeast Portland. This was a project with a small budget (don't be shocked!) and it definitely needed some help.
The walls were painted a deep burgundy giving the whole space a very dark and uninviting feel. The camera flash actually lightened up the room quite a bit, but in person it was very dark. We staged the Living Room, Dining Room, and Kitchen, all of which are visible from the moment you enter the home. First impressions are vital, especially in todays real estate market. Buyers will make an opinion within the first six seconds of viewing a home.
The original inlayed woodwork and details are gorgeous. It was important to brighten up the space to make it feel welcoming so potential buyers didn't turn around as soon as they walked in. We used light furnishings, decor, and 3 lamps in the Living Room.

The owner of this home contacted Synergy Staging to warm up the vacant rooms and make it feel more cozy. This is a what you see is what you get property, meaning that we had to work with the spaces as is, including the wall paper. Even though we encourage our clients to make their properties as move-in ready as possible, sometimes it's just not possible for them to make any updates.

This is the view from the front door. The room was wired for surround sound, so staging with a flat screen was important to the client.


This is a nook next to the kitchen with a fireplace. While you could show this as a breakfast nook, there is a dining room on the other side of the kitchen, so we opted to make this a cozy area where you could drink coffee or tea by the fire.


The upstairs had this funky open space, two bedrooms, and a bathroom. We staged the area as a master suite showing this space as an office.

The Master Bedroom felt much larger once it was furnished and staged.
