The Villages at Kyle shopping center, which will be similar to Austin's South Park Meadows, is under construction at the intersection of FM 1626 and I 35 in Kyle, and will feature a new Seton Medical Center, Target, Old Navy, Kohl's, Lowes, plus more. This is very exciting for the citizens of Kyle as they still have to go to Austin or San Marcos if they need to do some serious shopping, there's just nothing like having an Old Navy or Kohl's nearby. The roster of stores could change at any time. I will keep you posted!
This could not have come at a better time as a lot of people are moving to Kyle these days. A year ago you didn't have too much trouble getting to Kyle during the evening rush hour, but on yesterday I got stuck on I 35 quite a few times in between Ben White/ SH 71 and FM 1626, I was shocked. Fortunately I was only going to north Kyle and I was able to take the back roads back to my South Austin home, funny that not too many people take the back roads to Kyle. Hmm.
There are some very nice neighborhoods near the new shopping center, one of them has access to a private lake, and one could assume that they will be highly sought after once the hospital has opened. Hint. Hint. Of course nothing is guaranteed in real estate; who knows maybe the trends will have changed by then and no one will want to own property anywhere near a hospital by then. You never know. Cherry Creek is an extremely large neighborhood in south Austin, some of it is north of William Cannon Dr, the rest is south. Price ranges in the section north of William Cannon tend to be a little lower and the homes are older than those south of William Cannon.
Based on sales in Cherry Creek north of William Cannon, since 9/2008, prices range from $140,200 to $237,000, with square footage from 1340 to 2503, and ages from 41 to 28 years. 33 is the average number of days on market.

The homes in this section have a lot more character than the homes south of William Cannon, some have been completely renovated some have not. Garrison District Park is located within less than a mile.

Cherry Creek south of William Cannon is a little different. Based on sales since 9/2008, sales price range from $140,000 to $250,000, with square footage from 1328 to 2546, and ages from 34 to 10 years. Average number of days on market is 39.
These homes are newer and most have more contemporary 1980s style architecture, most homes been renovated or are very well kept. There is a cute park with a playground in the small newer section near Brodie LN. Longview Park is located along the edges of Cherry Creek at the foot of Harpers Ferry, this park has lots of hike/bike trails and a bike ramp.

The rules have changed!
Here is the typical scenario: You want a new home, but you don't think you should sell your present home right now because the market isn't too great in your area, so you decide to rent it and buy a new one, since the renter will be paying the mortgage on your present home you don't see why you couldn't qualify for a new mortgage.![]()
In order to pull this off in today's market you need to qualify for both mortgages or have at least 30% equity in your present home. This too bad, but there must be good reason why this new rule is in place.
HUD's $100 down payment program allows owner occupant homebuyers to do just that, but there are some rules involved.
If you follow these guidelines you could be on the way owning a home for very little out of pocket.
