First Investor...

This weekend I met with my first investor. He is looking for a fourplex and would like to live in one and rent the other units out. He is looking for his second investment property and I'm looking for my first real estate transaction. I was so excited, nervous, and lost. Even though I am in an office with three other agents, they are very busy and always in and out the office. Don't get me wrong, they will answer my questions when they have the time. I think I just got so excited that my mind went blank.

The first mistake I made was to not have the investor sign a buyer listing agreement. Then when we went to look at the property, I was so nervous that I fumbled around with the lock box for a few moments. The investor was so nice and patient with me. But once we got inside the property I relaxed and was able to build my confidence up.

Now the investor wants me to get alot of information about the property and we even talked about where he would like to start with offers. But I have to find the right time to slide in the request for a buyer listing if I am going to be his agent and do all this work for him. Our next meeting is this week. I believe that if I present the information he is seeking I will be able to get him to sign the listing with me. I'm open to any advise.

Week 2

As a new agent I decided that I needed to find my niche and increase the marketablity of my services. There are so many opportunities in the housing market if you look with the right light. I am going to be the 1st time homebuyer specialist of Bakersfield, Ca. There are various programs in California that have been brought to my attention that assist potential buyers. I also want to help people prepare themselves financially to buy a home and a piece of security. This week I stumbled upon the California Housing Finance Agency website. While a browsed around the site I was inspired to get the programs information out to those that might not have heard of the CalHFA.

I know it sounds corny, but I talked to my Pastor about it and we are going to give a seminar at the church on the available programs to assist in homebuying. So this weekend I will be doing some reading, cooking, and a little sewing. With the 4th right around the corner, I'm going to be cooking late Sunday night. I know all my Grandma Bertha's recipes so there is always a high demand in the family for me to make her Mississippi famous side dishes. So while I'm watching over my sides, I'll be reading about good ole real estate. Then I still have to make my 4th of July picinic dress and the design I came up with is sooo fab!! But I'll do that Saturday and make the pattern for it tonight. My birthday is in 6 days so I have to make me a dress for that day too. I love to sew. It frees my mind and not only do I think of color, shape, form, and design, but that's when some of my best money making ideas come to mind.

Week 1

I have completed my first week as a real estate agent in the Bakersfield area!! It has been quite a whirlwind. There is soooo much to learn and no one is going to hold your hand. Thank God I am a quick learner!!

Marketing is the my biggest project. Leads do not just walk in the door so I have to let the public know that I am available to service their real estate needs. My broker has pointed me to some lead generating sites. I really like Active Rain and recommend it to any agent/broker new and seasoned alike. After registering with a couple a sites, I was bombarded with telemarketing calls from companies that sell leads. And they are expensive!!!

I'm starting out the hard way...ground zero. My marketing funds are limited and I cannot afford to pay 3 or 4 companies $60 to $150 a month for leads. And they are not just giving the leads to me!!! They are sharing those leads with every agent in Bakersfield that subscribes to their service. So how are they giving me an edge?

I would rather be creative and conservative with my budget to get the most out of it. I am learning a lot from the other agents in my office by listening to the mistakes they made in their first year. Currently I am blogging and building a personal website to showcase my listing for sale and rent. I plan to do a couple of seminars at my church on buying a home and investing.

So for all those real estate newbies like myself, I will share my first year to share my successes and setbacks that we can learn from.
