You ask why stay here when it is only beachside and not beachfront?
First of all, these condos have excellent beach views! The condo complex is only 150 yards from the beach and sits within a quiet neighborhood called the Dunes subdivision. The only thing in front of the Indies is 3 rows of single family and duplex homes. Thus, most of our condos look right over these roof tops. The ones on the lower floors still have excellent views through the lots of the homes.
Secondly, the walk to the beach is short and most importantly safe! If you have children, an elderly person in your group or just people who don't like to play "frogger" when crossing the road to get to the beach, then you should consider the Indies. The Indies is beachside meaning that there is no road to cross to get to the beach. You simply walk down a small neighborhood sidewalk to the private beach access. Most of our condos have little red wagons to tote the little ones or your beach gear. It makes the experience of getting to the beach very relaxing.
Many of our guests love this complex because it sits within a neighborhood. Kids love to bike around the safe neighborhood streets and it gives the older children freedom to roam.
The beaches are one of the main reasons that people love the Indies. They are never crowded and the area does not attract the "spring break crowd" if you know what I mean. The beaches are wide, beautiful and adjacent to the actual Fort (Fort Morgan). You can walk for miles of undisturbed beach. It is like staying on Giligans Island. Now, you can't get that just anywhere!
Love boating too? The Fort Morgan Marina is walking distance from the Indies. You can launch your boat for quick and easy access to the Gulf or rent a charter for the day. Also, there is a fun, family restaurant called Tacky Jacks 2 at the Fort Morgan Marina. You can literally walk to have dinner on the bay.
The Indies itself has an outdoor heated pool (note: it gets chilly off-season and a heated pool is awesome!), hot tub, kiddie pool, fitness center, business center and roof top terrace. The Indies roof top terrace offers 360 degree views of the gulf and bay while sunning on our chaise loungers or misting with the misting stations.

We have noticed an interesting phenomenon over the past couple of years. Rentors, or as we like to say "Guests," prefer to stay directly on the beach. We get the same phone call over and over..."Do you have a place directly on the beach?" After you see the pictures, you will know what I am talking about! Additionally, the resort is just across the street from the beach. In other words, you get the best of both worlds. There are fabulous waterfront views with a marina open for guests to fish, crab and boat while the beach is only steps away.
Guests just don't want to hear it. That is until they stay there. If we can find a open ear, the guests leave and often say "you were right!"
Interestingly enough, we have found that second-home end users prefer the bay side over the beach side. They cite lower crowds, views and the boating/marina capabilities as reasons for perferring this side of the bay. Plus, they can just walk across the street to enjoy the beach.

The Dunes is a beautiful, beachside neighborhood that is adjacent to Fort Morgan Alabama (Gulf Shores Alabama). The area has so much to offer in that it is not overbuilt, the beaches are wide, and there is easy access to boating for the beach home owners in the Dunes Subdivision. If you want to experience the beach like yester years, this is the place to go. There are no cheezy t-shirt shops and the likely hood of seeing a group of 20 spring breakers in one condo is slim. Fort Morgan is truly a hidden jewel and Prickett Properties LLC has many vacation rentals in the area. Prickett Properties LLC recently purchased a duplex lot, at a very reasonable cost, in the Dunes Subdivision at an absolute auction. Without hesitation, the company secured a construction loan at very reasonable terms. Now we have closed on the loan and starting to get back hard prices for the materials and labor. Were were shocked to find out that local building supplies stores have not gone down on their prices.
Now, we personally know that these building supply companies are laying off workers and struggling financially (like the rest of the economy). One would think that these building supply stores would be salivating over this project and prices would be more reasonable than preceding years.
We built a similar duplex last year and the prices are the EXACT same. (Note: Prickett Properties LLC built the "Four Fun" beach home at the Bay to Breakers Subdivision in Fort Morgan Al which is just next door to the Dunes Subdivision)
How does it make any sense that the prices of 2008 are the same as 2007? The building supply stores state that the production plants have just cut back on the amount of materials they are producing and thus the prices are not any lower. I am not sure that I "buy" this explanation. I believe that these building supply companies and laborers have not woken up and figured out that the profit margins in 2008 are going to be different from preceding years. NONE of us are going to make the same profit margins.
The fact of the matter is that unless we get better prices on the building materials, we are not going to proceed with the project.
In my humble opinion, building costs along with labor costs should swing with the prices of real estate. In otherwords, if you can get less for the house, then it should cost less to build it. Then, we slowly start to build back up together. As the prices of real estate inch back up, so does the building costs and labor. We are all in this together. I can't build the project, if the costs are more than the appraised value...right? In some cases, you can blame the purchase price of the land. In other words, its not the building's fault that you paid too much for the land. In this case, we purchased the land for DIRT CHEAP!
Oh well, somethings are unexplainable and I cannot change the way other companies do business. My guess is that there are many similar situations out there where a builder has had to say that they are just not going to proceed with the project. If a large number of builders don't build, the building companies are going to suffer even more. We are not going to give up so easily, and will continue to shop our prices. Here are my thoughts on what this resort has to offer for guests. The resort is phenomenal with amenities not paralleled even at branded, high-end resorts such as the Ritz Carleton and Four Seasons. I have traveled quite a bit and stayed at many a $500 a night hotel, but never have I seen what Turquoise Place will offer guests. This condo is not remotely in the $500 a night category, but surprisingly it is only $500 a night in the peak season and even less during the Fall, Winter and Spring months. A large family can split the cost of staying in these spacious condos, and have a vacation experience like none other.
Let me start off by saying that the resort sits on 900 feet of beach front property so the location is not compromised for amenities. Every oversized balcony features a private hot tub and outdoor kitch fit for the grill master! Imagine yourself, soaking in your private hot tub overlooking the white sandy beaches and turquoise waters of the Gulf. No really, think of yourself there. Nice, huh? Now, imagine that your condo with over 2400 square feet which has a state of the art kithchen with a huge Sub Zero refrigerator, Wolf Gas range, and large dining area ready to entertain your entire family and friends. You can cook like a real chef in this culinary masterpiece while the others are enjoying the spacious living area with a gas fireplace overhung by a 50 inch flat screen TV.
After you enjoy your fabulous dinner and afternoon drinks in the hot tub, why not wind down in the master bath? The jacuzzi tub is large enough for two and fit for a queen. Still need to finish up your television shows? Don't worry, there is a flat screen in the master bath as well.

To say that the condos in Turquoise Place come well appointed is an understatement. Many of the fixtures and appliances dwell in the "if you have to ask, you can't afford it" price range.
Architect Forrest Daniell said the tower was designed so that support columns on the balconies could be arranged to provide the widest views possible from each bedroom. In some cases. the project's structural engineers had to reinforce certain floors to move columns that might otherwise obstruct the views from where beds would likely be situated, Daniell said.
On the 24th floor the Gulf-side views afford a panorama that stretches from Pensacola Beach to The Beach Club resort on the Fort Morgan peninsula. The northern view is equally stunning. While waiting for one of the tower's six high-speed glass-and-tile elevators, the northern tips of Wolf Bay and just about every roof in Orange Beach can be seen.
Among the common amenities are an indoor pool equipped with underwater speakers, a lazy river on the fourth floor, a steam room, sauna and a 3,000-square-foot gym that includes some 40 pieces of equipment, from treadmills to free weights. Outside, a Gulf-side swimming pool is under construction, and a lawn with grasses derived from a species found growing on African beaches that can be watered with saltwater has been laid between the tower and the dunes.
Turquoise Place's palette and subtle motifs are carried throughout the project from designs in the tile floor, curves in the drywall, the un dulations of the balconies, the curve of the dune walkover and the orange and blue arched pattern that is painted on the interior hall walls of several floors, forming a design that is best viewed at night from across Cotton Bayou.
While most units will serve as second homes, some will be rented. The first buyer to close on his unit, for example, has already lined up renters for the July 4 weekend as well as several other summer slots and snowbird season, Ramey said.
"This is a fantastic building that has all the amenities anyone could want," Daniels said.
