Top Places to Live - Again!

Once again San Antonio earns spots in the top 10 for Overall Cities to live, Top Recovery Cities, and Top Retirement cities! The lists are published annually by RelocateAmerica.com and are used in providing relocation information to consumers.

We didn't get the "Earth Friendly" category, but our neighbor to the North Austin did! And Schertz has been in the "Small Town" category twice in the last 4 years!

Of course, with so many wonderful things going on in the Central Texas region, it would be difficult to understand if we were not on the lists! And the new category of Top Recovery Cities is indicative of the pace at which much of Texas is coming back from the recession. Austin and McAllen are also in the top 10 here. San Antonio never seemed to have been hit as hard, but the numbers don't lie and we had seen over 9% unemplyment for a while. But that was then, and we are much better and moving forward. With our Military growth, expansion of the Medical and Health centers, rapid growth of our higher education facilites, and overall good economy, we are looking good.

Schertz Home Sales Info February 2010

A quick look at our Schertz housing stats for February 2010. We are doing well overall and continue to see a stable market with few dips. We continue to battle with the USPS on our zip code problem with Cibolo (78108) servicing portions of Schertz (78154) and the mailing address shows as Cibolo, not Schertz. Some agents that list here are not local and continue to post the listing as Cibolo, so it is hard to get truly accurate data until the mailing issue is resolved.

Current listings for Schertz - 169 single family homes for sale, ranging from $53,000 - $450,000

Average list price - $185,292

Median List price - $168,450

Days on the market range from 1-766

As for sales the last 30 days, there were 16 sales ranging from $22,000 - $230,000

Of note, there are over 20 homes Pending status, with closing dates set for March/April

Average Sold price - $144,600

Median Sold price - $151,000

Days on the market - 50-200, average 102

Lender Owned active listings - 2

This data tells us we have an inventory of homes that will be absorbed in just over 5 months with similar sales numbers. A local market is considered "balanced" when there is enough inventory for about 6 months. Our local data indicate we are trending more of a seller's market again, the first time in over 18 months. Also, our average days to sell are actually coming down from well over 120 in Nov/Dec 09. Still, as you can see, our average and median prices remain under $200,000 and homes priced above that take longer to sell.

Schertz Artz Foundation

The Schertz Artz Foundation holds a monthly showcase of local artists at the Community Center every Third Thursday evening frmo 7 - 9 PM. Of course, as I write this month's event was held on a Wednseday due to a scheduling conflict!

Still, the City is supporting our local artists and this is a FREE event that you shoudl check out when you have time. Remember Third Thursdayz is the Schertz Artz Foundation monthly showcase.

This month they have Roger Price, a well respected artist that has an interest in military history and Jazz as his subjects. He has been commissioned by military units to portray their history and has been showcased in numerous magazines through the years. ANother up and coming artist is Peter Graves who specializes in digital photography and takes his photos to another level with his insight and choice of light and subject matter.

And, there are always light refreshments, to include complimentary wine! Another reason to live and grow in Schertz. And when you are ready, dont forget to contact us for your home search!

A new year and a new look at our Schertz housing stats for January 2010. We are doing very well overall and continue to see a stable market with few dips. We continue to battle with the USPS on our zip code problem with Cibolo (78108) servicing portions of Schertz (78154) and the mailing address shows as Cibolo, not Schertz. Some agents that list here are not local and continue to post the listing as Cibolo, so it is hard to get truly accurate data until the mailing issue is resolved, but that is another post all together! And, recent buyers were told by Cibolo Post Office not to use Schertz in the mailing address as some postal workers may not know and reject the mail! Anyways, here we go for 2010 so far:

Current listings for Schertz - 132 single family homes for sale, ranging from $65,000 - $357, 085

Average list price - $185,058

Median List price - $165,000

Days on the market range from 1-739

As for sales the last 60 days, there were 34 sales ranging from $62,000 - $326,000

Average Sold price - $163,988

Median Sold price - $162,400

Days on the market - 24-619, average 141

Basically, this tells us we continue to have a "balanced" market with about a 6 month supply of homes available. An important stat is the list to sales price difference. The median list price was $165,000 with a median Sold price of $162,400 - a difference of only $2100 between list and sale. Our market continues to see solid performance early.

In Texas, February 1 is trhe deadline to register for the 2010 primary elections. If you are complaining about elected officials, the only way to change is to vote!
