Hello Friends!

It's been a while...I havent really blogged since I started working a TRINITY TITLE OF TEXAS. Our Company is rockin-rollin... since last time I blogged, we have opened several new offices. Not only do we have WESTLAKE (which is where I office) and LAKEWAY, we also have CEDAR PARK, GEORGETOWN and SAN ANTONIO offices. We are still the best choice for a Title company... unless of course you get a kick out of just being a NUMBER. We are completely different than big Corporate Title Companies and I am proud to say that when you visit us... we will treat you as you should be treated.. Great personalized customer service- Our relationships matter.

Since I blogged last there have been several changes in my personal life also... My younger daughter was proposed to in February... and my oldest daughter was proposed to just about a month and a half ago. We are very blessed to have two wonderful daughters and blessed indeed that they have found such perfect men.

So... there you have it... I will post some more blogs soon... Speaking of weddings.... On September 4th... my husband and I will celebrate our 27th Wedding Anniversary. I love him just as much today as yesterday... and I can still honestly say.. that he is ALWAYS the best looking man in the room. CHEERS!!!!! Everything is good in Austin Texas!!!!!!

The package:

• Send the package to the loss mitigator by either FED X or Certified mail so that it is trackable.
• Call them at least 2 days after sending to confirm receipt.
• Have all of your information organized. You want to have a GREAT first impression with the loss mitigator because you will need them in the next few months.
• Be sure that your Title Company representative is on the Authorization to release information form this is very important and some people forget to do this.

Factors that the Loss mitigator will consider:

• Are there co-signors who could take over the responsibility for the note?
• How many other properties the mortgage lender has in default.
• Would it be cheaper to repossess, repair and sell?
• Is the seller deserving of a break due to illness, divorce or loss of income?

The lender will order a Brokers Price Opinion which gives them an idea of what the property is worth this is based on:

• The value of comparable properties in the neighborhood
• Condition of the neighborhood
• Condition of the house compared to houses next door

Well, just as I have for the last 44 years, I went downtown to watch the Austin Symphony fireworks show.... the only thing different was that I COULDNT SEE HALF OF THEM!!!!!!!!! Seems as though all of the Condos and Cranes were in the way!!!!!!!!!!! It made me sad.. but oh well....
