As we sit and wait for the sun to shine and bring more inventory to our buyer's table in Elk Grove, Sacramento, and the remaining Sacramento County area... You may have noticed that the choices are slim unless you consider a short sale. A short sale, is a distressed property, in which the loan on the home is more than the property is worth, and the seller is negotiating with the bank to let them sell the home at an amount lower than which is owed. A special side note here is, negotiating with the bank, is a difficult and sometimes painful process and should always contact a Realtor, your accountant, and possibly a real estate attorney to discuss your options. As a buyer these homes should definitely be a consideration on your list. Yes, they can and probably will take longer to close...but, if you are patient you will walk away with a great home at a great price. So go ahead and start looking for that deal in the short sale market!
I have found an interesting trend going on here in Sacramento. More and more I am finding people that go home and make sure they have their lawn mowed and looking nice and green. I mean really who wants to stick out in the neighborhood with a messy lawn? In places such as in Elk Grove, CA where foreclosures are high, not only are these good citizens taking care of their own home, but now many are mowing and watering the abandoned homes on their block so they don't have to look at the browning yard with growing weeds. I have to salute these people that are taking care of things in these down times. While the banks are still waiting to release these foreclosed homes, in Elk Grove, we have a massive amount of homes sitting vacant just waiting to go on the market. In the meantime we sit and wait, sometimes patiently, and more times not so patiently especially those of us who have written 50 offers for a buyer only to once again have to tell the buyer that the seller went with another offer. So while here in Sacramento we are dealing with a low inventory, at least we know that the yards of these some of these future homes we will be showing our buyer's will be maintained, at least in the front yard. So to all of you good citizens that have been doing this in your neighborhood, I give you a big thank you!
