Today’s Snippet: The Planets of our Solar System

The Planets of our Solar System and their distances from the Sun (our "star") are:

Mercury 36 million (36,000,000) miles
Venus 67.2 million (67,200,000) miles
Earth 93 million (93,000,000) miles
Mars 141.6 million (141,600,000) miles
Jupiter 483.6 million (483,600,000) miles
Saturn 886.7 million (886,700,000) miles

Neptune 2,794.4 million (2,794,400,000) miles
Pluto 3,674.5 million (3,674,500,000) miles

Speaking of the planets of our solar system, Taos New Mexico is located in just the perfect spot in our solar system. We enjoy four-season weather, with moderately mild winters and enjoyably warm (but moderate as well) summers. And really enjoyable transitional spring and autumn seasons.

Currently (as of February 12, 2009) in the Taos and North Central New Mexico area there are:

  • 612 homes for sale
  • 268 condos for sale
  • 16 earth ship homes for sale
  • 1070 lots or land parcels for sale
  • 89 commercial properties for sale

Real Estate at the Speed of Light

02-11-09
Brian Stenum
Today’s Snippet: The Speed of Light

The speed of light in free space (a vacuum) is equal to:

  • 186,282 miles per second
  • 983,571,056 feet per second (roughly one foot per nanosecond)
    or
  • 299,792.458 kilometers per sec
  • 299,792,458 meters per sec

A nanosecond is equal to:

  • 1-billionth (10-9) of a second (0.000000001 second)
    (almost instantaneous, but not quite)

Speaking of the speed of light, here in Taos New Mexico things move at a little slower pace. There are probably less than about 15 or so traffic lights in the entire town, and only a handful of main arterial streets, so getting around is seldom an issue.

In the Taos and North Central New Mexico area the following sold in January 2009:

  • 5 homes sold and closed
  • 3 condos sold and closed
  • 9 lots or land parcels sold and closed

Taos New Mexico Information and Resources

Taos New Mexico is located in the north central section of New Mexico at an altitude of approximately 6950-ft, nestled between the Taos Mountains on one side and open mesas on the other. It is known for its southwestern artsy heritage and for its world class ski area - Taos Ski Valley located just 15-miles or so to the northeast. Taos is at the foot of the Sangre de Cristo Mountains, with an estimated in-town population of about 5,000, and an estimated county wide population of about 35,000 to 40,000. Taos enjoys a moderate climate, with summer average highs in the mid-80's and winter average lows around 10-degrees. The warmest month is typically July - the coldest is typically January. Annual precipitation is about 12-inches, with the wettest month typically being August.

Demographics are defined as statistical characteristics of human populations (typically as to age, race, and income) generally used to identify potential markets. Along with the Taos demographics information you can find on this site about the Taos area, you can find other information about Taos and surrounding communities, including Angel Fire, Eagle Nest, Red River, Questa, and the Taos Ski Valley. You can find interactive maps, giving you road and street details, and satellite and satellite hybrid images of the area, including bird's eye view images of the area where you can actually look at streets, neighborhoods, buildings, and homes from a bird's eye level aerial view. You will find information on Taos area attractions, restaurants, lodging, and activities.

The Taos real estate market is much different than the real estate market in a large metropolitan area. There are issues with wells, with septic systems, with lot splits, with easements, and more. Whereas in a large metropolitan area, you typically only have to deal with a house with a well defined street address sitting on a well defined lot that is hooked up to city water and to city sewer. In Taos, there are land grant issues and water right issues, and state regulations governing wells and septic systems. There are zoning issues, and construction moratoriums, and other town and county issues that a Buyer will need to be aware of in their evaluation of a potential property. You can also find Taos real estate market statistics and trends information here to assist with your determination of the market value of a property - whether you are buying or selling.

The links on this page and and throughout my website have been provided to assist you in learning more about the Taos New Mexico area, and to provide you with a source for researching any specific issues related to real estate transactions in the area. You can visit the Taos New Mexico Weather and Climate Information link to find information on current temperatures, high and low temperatures, precipitation, and other weather and climate related subjects. And the information and resource links go on and on.

I invite you to explore my site with all of its links to useful and interesting information about the Taos New Mexico area. If you can't find the information you are looking for, contact me via my phone or by clicking here to request more information, and I will try to provide or get the information for you. Enhancing your Image and Growing your Business

I have just completed the National Association of REALTORS® e-PRO Technology Certification Program, and thought I would share my experience and the benefits I see it bringing to my business.

While many of us are already doing a lot of what is covered in the course, it reinforces how critical it is to keep on top of the technology available and being used in our industry, and how critical it is to be consistent in how we operate and communicate with our clients and prospects.

The course covers subjects from as basic as utilizing shortcut keys on your computer to reduce keystrokes, to explaining the history of the Internet and the world wide web, to how to obtain your unique and permanent domain name and email address. It discusses the importance of using the Internet and your unique email address in your business, and it discusses the technology available for use in the real estate industry that will give you an advantage over your competition.

There are great resources and tools provided in the course that will allow you to research the topics and technologies discussed and to develop a roadmap for incorporating leading edge technology and success proven concepts into your real estate business.

The course is offered completely online, and you are given up to 6-months to complete the course at your own pace. The course is very easy to follow, and keeps track of where you left-off anytime you logout of the course so that you return to exactly where you left-off whenever you logon to continue the course.

One tip I can offer in support of the concept of "green" or "paperless" business practices is to not print out any of the reference materials from the course, but rather, create a folder on your desktop called something like "e-PRO Materials", and whenever you want to print something out from the course, select the option to print to Adobe PDF and save all of your course and course reference materials in this desktop folder. You can also create shortcuts to any interesting course referenced websites, and put these in your "e-PRO Materials" desktop folder as well. If you don't have Adobe Acrobat Reader on your computer, you can download it for free at this link | Adobe Acrobat Reader.

I have already implemented many of the concepts presented in the course into my own business practices, and am comfortable with the realization that I have taken a critical step toward becoming an industry leader in my market.

You can learn more about the course at this link | e-PRO Technology Certification Program. I highly recommend this course as an investment in yourself and your business.

Brian Stenum

Highlights of the January 1, 2008 through December 31, 2008 real estate market in the immediate Taos New Mexico area as reported and compiled from the Northern New Mexico Association of REALTORS® (NNMAR) MLS system include:

  • 117 single family homes sold
  • 230 single family homes still available on January 1, 2009
  • Median sold home price was $325.0K
  • Average sold home price was $388.5K
  • Total sold single family home dollars was $45M

Comparison of the above data to the immediately preceding 12-month period shows:

  • 21.5% fewer single family homes sold
  • 25.4% fewer total dollars in sold single family homes
  • 6.2% decrease in the median price for a single family home
  • 4.9% decrease in the average price for a single family home

So what does it all mean? It appears the tide has finally turned in the Taos area, and for the first time in the last 15 months, both the median and the average prices for single family homes have seen negative growth.
