If you do these two things with your buyers and sellers you will change the life of your Real Estate career.
I love working with first time home buyers, the more questions the better
the more questions the better the Realtor they make me.
I can guarantee that whatever home buying show was on HGTV the night before will be the topic of discussion in the car. It's some what crazy how much I watch that station or just keep it on the background but I've found It's like watching Jeopardy then the replay of it later that night with someone and their amazed that you know all the answers..."WOW..your so smart"..not really I'm just prepared (a little sneaky but you get the point).
Home buyers think they are preparing and educating themselves with TV, the Internet and their 1st cousin's best friend's dog groomer who WAS a Realtor 20 years ago...the truth is, a lot can be learned through these channels..but I believe that ultimately it is up to Us and Professional Realtors to help separate truth/fact from opinion and break down national media coverage to reflect what is happening in our local markets.
I find it easier to work with first time home buyers in some cases because they are open to what we have to say. Seasoned Real Estate buyers often have a very strong opinion on how transactions should happen and often it's that kind of thinking that destroys deals and quiet frankly drives you crazy. So prepare your clients for what's to come, touch on every possibility without putting fear into them. Educate them on the process as it pertains to them and when "oh by the ways" come up they won't be shocked and you can keep as much "emotion" as possible removed from the decision making process.
When you get distracted with the little issues, you often miss the bigger ones. Keep your eye on the prize and everyone leaves a winner, because if you really think about it, Buyer, seller and Realtor all share the same goal. A quick, smooth closing!
