We're all in this Housing Market together. So, what can we do to improve the situation?

Has anyone tried?

I became an HRC Representative. It doesn't pay well (about as much as a BPO) but it's been very rewarding. It's great to know I helped someone remain in their home by gathering information from them and calling the mortgage servicer with them to see what could be done. There is a joy of seeing someone in tears of gratitude because they thought they would have to move and you've helped them keep what they have. It's great to tell people, "I've been paid by your servicer to come meet you. You owe me nothing but your time & cooperation."

Have some of these properties become listings for me? Of course. Not everyone wants what they have. 9 out of 10 sell for a lot less than owed. It's tough taking a listing as a short sale, tougher still to get a buyer all the way to close. This is the least fun part of the job. I've been on both sides of that coin as have many of you, but at least we try our best. If we all find niches like this that help others through this market we will all benefit in the long run.

For those new to the area, Fredericksburg, VA is a GREAT Place to live. We're only about 45 minutes from Washington, DC, 2 hours to the beach to the east, and the mountains to the west. The area is a wealth of Historic Sites. Downtown Fredericksburg offers a wonderful Candlelight Tour during the holidays every year. The Christmas Parade, and historic tours throughout the year.

Spotswood Baptist Church performs amazing holiday plays each year that bring the meaning of the season alive.

Has the Open House trend worked for you?

I have to admit it's a mixed bag for me. It really seems to depend on the LOCATION. Everytime I think they're not worth the time I have one that pans out in some fashion.

I'd love to hear your take on this manner of marketing. Is it working for you? If so, how? Does it keep your Seller's happy?
