I heard a comment the other day that struck me as a bit odd 'You can do too much on the internet' Can you? I think not, I think that there is so much more that I CAN DO!

Some Realtors have been in the business for many years now and have established a great reputation and have a loyal clientel. Pam and I are fledglings in this profession in terms of years. While we have had great success, especially considering that we came in when the market was on the downturn, we have remained positive and looked for innovative ways in which to reach out to prospective buyers and sellers.

That said, we can ALWAYS do better and I believe this is one truth that will never change. The profession is too diverse and ever changing to become complacent or comfortable.

When Sellers aren't Selling

Remind them "Presentation is everything!"

At times the sellers themselves thwart the efforts of the Real Estate Agent. Nothing can be quite
as frustrating as trying to pull all the weight when someone else is adding to the burden by
being uncooperative!

If you have a seller who is not making sure their home is presentable to a potential buyer, remind
them that, in a competitive market with more inventory than we've seen in some time, presentation
is everything!
By eliminating points the potential buyer may find fault with and bringing out the
positive amenities, they are more likely to sell the home and get the price they are asking for. Here
are just a few tips that will help them support your efforts as their representative in the transaction:

Let There Be Light. Buy some 100-watt bulbs to brighten the rooms, and open curtains or blinds
to let light in. Unless a window faces a brick wall or some type of eyesore, open the drapes!

Garage, Not Garbage. Have a garage sale to clean out the clutter and make the garage
more spacious. Your clients are moving and will need to start organizing anyway, so why wait until
the last minute? Clean up oil spots in the garage or carport with a good cleanser to remove that
"lived-in" appearance. The home may not be brand new, but it's new to the potential buyer.

Make Scents. Get a nice potpourri air freshener, or keep some refrigerated cookie dough on hand
to throw in the oven when a prospect is coming over. Make the house smell like a home.

Paint-relief. Consider re-painting any areas that need to be touched up, especially the front door
and entryway, and any appliances that are showing their age.

Power Plants. Trim down any jungles outside, especially if they cover the house. Get rid of any
half-dead houseplants. Water the lawns briefly before any visit, and k eep the lawns mowed and edged.

The Price is Right. Price may be a sensitive issue, but with increased inventories and declining
home values in many neighborhoods, remind your clients that every shopper in a buyers' market
is determined to get the best deal possible. Let them know that now is a good time to compare
their house with others on the market in the same area, because the right price is the one thing that
will sell their house faster than anything else.

The World is Your Stage. Professional staging can help to showcase the best side of a home,
create more interest, and get your clients top dollar. With increased inventories, staging could
provide the competitive edge you need.

These tips were derived from 33 Ways to Sell Your Home Fast!, an info-marketing booklet I use as
part of my campaign to market my services to FSBOs. In many cases, people who are attempting
to sell their own home eventually become frustrated and end up seeking out a professional Real Estate Agent.

Barriers to AMERICAN Homeownership

This morning a gentleman and Realtor posted Barriers to Minority Homeowner-ship which I took exception to and put my response on his post. As I thought about it, I think this is a topic worth speaking about and wanted to share my response to you all and all my readers and clients who KNOW me and know that this could not be further from the truth.

Those of us in the Real Estate Profession, whether it be a Virtual Assistant, Affiliate Broker, Broker, Mortgage Broker, or Inspector - if you hear of this happening in your area and do not do something about it - you are just as guilty as those who are allegedly doing what the author of the original post claims.

Personally, I believe that his comments are either copied from an article that was found or that the comments were meant as a way to cater to a certain clientele which again, in my opinion is plain wrong. America was created by a bunch of IMMIGRANTS who settled here many years ago. As I have Cherokee Indian Heritage, I and many others could cry foul for the way our ancestors were treated. While many things in our American past are less than honorable, we as a nation MUST move on and remember that ALL AMERICANS WERE CREATED EQUAL.

Think about that for a moment - do you FEEL yourself BETTER than another? I don't nor does my wife Pam. We TREAT ALL AS WE WOULD LIKE TO BE TREATED and that is with RESPECT AND COURTESY. I have never forgot where I came from - never forgot the days when I was a child and my family survived on outdated bread and bologna because that was all my family could put on the table. Guess what? We ALL survived and did not blame society because of our situation.

Here are the my remarks to his '5 Points' in regards to Barriers in Minority Home-ownership:

I am jumping in head first on this one. Your post title "Barriers to Minority Home-ownership" is absolutely wrong - it should be reworded to "Barriers to AMERICAN Home-ownership" as it applies to a broad spectrum of Americans, whether they be Latino, African American, Asian, Indian, Arab, Native Born, French, English, etc.

The points you attempt to make in your blog have nothing to do with being a minority at all with the exception of the last "Continued Housing Discrimination". The remainder of what you speak of APPLIES TO ALL AMERICANS who are in the pursuit of the American dream.

Being born and raised in Texas and then spending 20 years in the Military SERVING along side other Americans I have many friends who have done very well for themselves. There are MANY in this country who are in the same boat.

Lets run them down shall we:

1. Lack of Capital for Down Payment and Closing Costs: You attempt to spin this as a minority only issue - do you have the statistics to show that this is a minority only issue of an issue that applies to MANY Americans?

2. Lack of Access to Credit and Poor Credit History: Again, I do not see how this is an issue that effects minorities more than others.

3. Lack of Understanding and Information about the Home-buying Process: I will give you that if a potential homeowner did not know how to speak English that this could pose an issue in understanding. A good Realtor would line up an interpreter. Now, that said, there is a lack of understanding across a BROAD SPECTRUM of our Society - this is evident from the foreclosures we have seen and continue to see in our Country. This is not a minority issue - it is an American issue.

4. Regulatory Burdens: Again, I don't buy it - if some of the discrimination or 'not in our backyard' you allege is happening in 'my backyard' I would certainly advise my client - minority or not of their rights and whomever was practicing such actions would find themselves in some very hot water.

5. Continued Housing Discrimination: This one really hits home. If you KNOW this for a fact then you have a duty to do something about it. I am sure that all Realtors here will echo my comments that this IS NOT TOLERATED in our areas. If it is seen, suggested, etc, IT IS REPORTED.

I do not care for these type of marketing ploys - it makes Realtors and Mortgage Brokers as a whole look very bad. There are many very happy Americans who have realized the American dream. Some it took time and hard work to get there - others not so much, but in the end I don't see how this is a minority issue - it is an American issue.

I do not look at an American as a minority or majority - I see an American as a PERSON.

Thank you Clarksville Residents - Pond Tour a Huge Success

Pam and I always have such a great time having people over to see our gardens and ponds. As I have blogged about previously, we were honored to be on the Annual Pond Tour yesterday and had a great turn out.

I had thought that the length of the tour compounded with current gas prices would keep many home - I WAS WRONG. We were busy talking plants, ponds, butterflies, birds from 9 that morning to 330 that afternoon. I was a grand time. We met some new friends, had many of our past clients and friends come by and of course the Clarksville Master Gardeners.

Now you know you must be something half right when the Master Gardeners are raving over you landscaping. Not sure if they believed my comment that there was no plan or concept to our beds.

I want to thank all the great people from Clarksvill and Montgomery Country who came out to support the Montgomery County Pond Society.

Debbie Sunshine was the star of the tour - she is a ham!

Pond Tour Today - Clarksville and Montgomery County TN

The ninth annual Montgomery County Water Garden Society Water Garden Tour this weekend will showcase seven locations with features ranging from waterfalls to fire pits.

The tour will be Saturday from 9 a.m. to 4 p.m., and $10 tickets, which include the directions, can be purchased that day at the starting point: the parking lot of Dave's Small Engines, 2480 U.S. Highway 41A Bypass.

The ticket includes an after-tour picnic at Rotary Park beginning at 5 pm. featuring food, fun and door prizes. Children 12 and younger are free.

Sponsors and supporters include Dave's Small Engines, State Farm agent James Shelley, Montgomery County Co-op, Clarksville Exterminating Co., Country Koi, Earl's Water Garden Service, Eden Day Spa, Lowe's of Clarksville, Rural King, Home Depot and UPS Store (Wilma Rudolph Boulevard.).

Here are descriptions of what you'll see on the tour, provided by the Water Garden Society.

1. Room With a View, Bill and Dianne Toombs.

Most people would love to have the view that the watery inhabitants of this pond enjoy. Stunning scenery and one very large stone waterfall are the stars of the show in this picture perfect country setting.

2. Not One But Four, Tim and Pam Cash.

A beautiful lily pond greets you as you drive up to this lovely home. But don't stop there, three ponds in the backyard are home to large koi and tropical plants. Waterfalls lend a peaceful sound to this spectacular setting. Be sure to ask Tim about his koi.

3. Hidden Treasure, Scott Brison and Terrie Young.

These owners have used their ingenuity and gardening talents to the maximum in designing a beautiful water garden in a small backyard. A waterfall, lovely flowers and a great view from their deck all add up to make this a lovely, relaxing setting.

4. A Yard for Family Fun, Jack and Peggy Lister.

A waterfall and small stream lead into this water garden, which lends a restful spot to this backyard set up for family gatherings, complete with a fire pit. Whimsical characters add a fun touch and water garden plants abound.

5. Come Sit Awhile, Ron and Linda Westfall.

This lovely backyard water garden sits under beautiful shade trees and provides a peaceful setting for the large koi who make this pond their home. Two waterfalls enhance the water garden and add to the serenity. A wonderful spot to spend a warm summer evening.

6. Country Charm, Delmar and Hazel Jensen.

You will find the drive to the country well worth your time when you see this beautiful water garden and its lovely surroundings. The owners completely built this pond with their own hands, including the digging and carrying the numerous rocks that surround the area. Their work has been rewarded with a wonderful, relaxing view from their deck which includes not only the pond, but flower beds and a pastoral view for miles.

7. All in the Family, Waylon and Dreana Jensen.

Not to be outdone by his parents, this young couple has built their own water garden oasis. The L-shaped pond features a small waterfall and is home to beautiful koi and water lilies. Be sure to make a wish by the wishing well.
