GOOD NEWS FOR THE CHARLOTTE NC MARKET - 1/1/08

Hello Everyone! I hope you all had a bright Hanukkah, a blessed Christmas, and are looking forward to a happy and prosperous New Year. By way of introduction, my name is Chris Turner and I have recently joined the Terry Connell-Davis Team in the position of Lead Specialist. As such, it has been entrusted to me to update you periodically with items I find of particular interest pertaining to your ongoing success and well-being in the housing market. With that said, let's get right to it!

Below is a selection from a recent article in The Charlotte Observer entitled "Charlotte bucks U.S. in rising home prices" (Norwood, Dec. 27, 2007). I thought this article was worth sharing because, despite what you might hear on the news, all is not lost in the housing market. In a few areas of the country, the market is actually thriving. Charlotte, North Carolina is one of those areas.

"Charlotte's home prices rose 4.3 percent in October compared with the same month last year - more than in any other city in Standard & Poor's/Case-Shiller home price index. Just two other cities, Portland, Ore., and Seattle, saw increases.

"Overall, home prices in the index of 20 metro areas fell by 6.1 percent from last October. Miami and Tampa saw the biggest price declines, with dips of 12 percent. Detroit, Las Vegas, Phoenix and San Diego also posted double-digit declines."

The article went on to say that this rise in home prices can be linked to Charlotte's steady population growth over the last years, our strong economy, and an increase in the number of jobs created. And it's true. Charlotte and the surrounding area provide many opportunities for those looking for a change. Lower taxes, reduced cost of living, the convenience of an up-and-coming city-that just happens to be a banking hub-coupled with the quiet charm of the rural South, all are factors that draw newcomers to our fair city. And, for any buyers who might be wary of a town with "increasing home prices," it bears stating that even with the steady price increase, the cost to buy a house in the Charlotte area is still significantly less than in other metro areas throughout the country. What's more, the suburbs of Charlotte, most just a few minutes away by car, are also growing. Weddington, Matthews, Monroe, Indian Trail, and Waxhaw, just to name a few, are fast becoming the venues of choice for new Charlotteans to call home.
