Invest in Medical City Homes in Orlando Florida before it's too late!

Medical City in Orlando welcomes International Buyers to this Income Producing Hotspot. Many international investors are looking for the next big wave before it breaks. The New Home Builders in Medical City surrounding the VA Hospital in Lake Nona attract multiple purchases for the booming rental market. With many students for the College Campus and Doctors for the hospital and research facilities being relocated, renting is the best way for them to acclimate themselves to the Orlando area before they decide where they want to settle down. Many builders offer “Just add furniture” homes, meaning they include most major appliances in the purchase. Most new homes come with warranties for a year, allowing peace of mind that a home will be well maintained, giving the owner further protection without having to stay close to their investment properties. Property management is a small expense but frees the owner from dealing with maintenance issues and potential headaches. A variety of services are provided including finding screening and securing a well qualified tenant, collecting and disbursing rental funds, monthly property inspections, and assisting between landlord/tenant relations. With the opening of the largest VA Hospital in the Nation and the Medical City facilities around the corner, investors are buying homes and placing tenants into properties before the owner has to pay their first mortgage payment. Due to the enormity of Medical City, a cohesive and stable support system must be established, making anywhere close to Medical City the place to be for new homes and businesses. In order to provide a working community, banks, restaurants, dry cleaners, grocery stores, shopping centers, post offices, schools, and gas stations are being designed and built within the coming year. These businesses are going to need locations and staffing. The staff will need homes and not everyone will be able to buy. The future of Lake Nona and consequently Greater Orlando shows vast improvement and opportunity, proving Orlando has been and will continue to be a sound and prosperous investment. Invest

Could Medical City be the new Celebration for Orlando?

The new VA Hospital is on its way and New Home Builders are gearing up for the flood of incoming Medical Service Personnel. This past weekend, Builders Ashton Woods, David Weekly, and K Hovnanian showcased their new line of homes in Laureate Park. Ground has broken on several home sites of various types, ranging from town homes to duplexes to single family homes, all with modest and spacey living sizes. Design styles, both interior and exterior, flaunted the hip and modern look as well as the classic and traditional façade.

Due to the necessity of growth, the surrounding communities have been carefully planned and designed. Homes are being wired in advance for electric vehicles and wired with fiber optics. Neighborhoods and homes alike will be constructed with Energy Efficiency and Environmental Awareness at the forefront of creation inspired by GE’s Ecomagination Program. “Through the use of modern principles of building science, low-emission paints, carpeting and building materials, and the latest energy-saving technologies, like GeoSpring hybrid water heaters and GE’s Nucleus energy manager with Brillion technology, the homes are not only healthier for their residents, but also more energy efficient.”

Not only will this be the largest VA Hospital in the Nation, accompanied by the UCF College of Medicine, MD Anderson Orlando Cancer Research Institute, Sanford-Burnham Medical Research Institute, the UF Research and Academic Center, and most importantly the Nemours Children’s Hospital and Research Campus, this Green friendly community will also be largely self sustaining. Much like Avalon Park, Baldwin Park and Celebration, the Lake Nona Town Center will include its own array of boutique retail and grocery shopping, as well as fine dining and waterfront dining, and a Cineplex. For outdoor recreation, roughly 44 miles of paved and unpaved bike and walking trails adorn the district for either easy commute or simple relaxation. More than 1,000 acres of land will be left as open green space to be enjoyed as parks, some as volleyball and tennis courts, baseball diamonds, soccer fields, dog parks, picnic pavilions, community pools, and even a private Golf Course. At least three different Elementary Schools, a Middle School and a High School will round out a complete K through 12 education along with a Valencia Community College campus onsite for continuing education.

As it’s most commonly stated, they key to success is location and Medical City has chosen wisely. Sitting off major highway 417, the community allows accessibility to all Orlando has to offer. From Theme Parks to Down Town, Tampa and Clear Water to Daytona and Cocoa Beach, residents are always within reach of excitement and adventure. With the Orlando International Airport one exit down, out of town friends and family are never too far away. In Medical City, Life is always in arms reach.

Future residents of Lake Nona and Medical City will have a buffet of New Home Builders to choose from, all with their own specialties, features, incentives, and pricing. Competing for buyer’s affections will be no easy task in the coming months. Lennar Homes, DR Horton, Poulte Homes, Park Square Homes, Ryland, Ashton Woods, K Hovnaian, and David Weekly all have developments in the works and just in time too. Medical City and the additional facilities entailed are slated to open by October of 2012, meaning a cohesive and stable support system must be established, making anywhere close to Medical City the place to be for new homes and businesses. With all this activity and confusion, it is important to hire an experienced and knowledgeable Real Estate Professional who can navigate the market and assist in finding the right home and business site. After all is said and done, I believe it’s safe to say a bustling economy is on the Orlando horizon.
