Stop Foreclosures Devasting Impact - Short Sale!

Our market is constantly changing and one way is short sales. Short sales are when a seller sales for less than the loan balance. Typically these sellers are in distress, but ultimately they could face the real danger of foreclosure. Real Estate Agent all over the country are seeing waves of backwards sellers who need help. Often a Listing agent goes out to a listing appointment with good intents but does not always know the pitfalls that await when an offer is ubmitted to a loan company.

I just audited the Certified Distress Property Expert Designation. CDPE knows its stuff. I highly recommend that you get this designation. Not only will you get step by step information but you will also understand the power we have in our country, economy and housing market by closing short sales rather than foreclosures. Salem Short Sales and salem real estate is not the only market affected. This is a nationwide epidemic that needs healing from CDPE designees.

Salem-area Jobless Rate ar 9.7%

Who reads more than headlines today? We're inidated everywhere we look. But, what is the news doing for our confidence. The Title of this post is the front page story of the Statesman Journal. People around town have a nicer name more sacrastic name for it. My argument is that while most of us scan the media, the real story is hidden in the fine print.

This story states that while 9.7% is not great we are still below the state level. So why not a Headline like "Salem-area Jobless Rate below State Average". I know the stories that bleed lead, but sell papers with good stories, not misleading headlines.

While my rant may go unnoticed the housing industry seems to be picking up. There are many indicators including some new construciton starts and an increase in loan applications filed. So were is that in the paper? Where is that on the nightly news. What about the reduction in distressed properties?

Why do we have to beat each other up? While I don't want to me sheltered from the truth I also don't want to be mislead. It is just like looking at the picture below. Old or young! Is Salem Real Estate any different?

Henry Poole is Here Salem Homes for sale

I like Luke Wilson as an actor. I was on netflix and I saw a movie entitled Henry Poole Is Here. Kind of a an indie film that is slow at times and inspirational. I don't want to give the whole thing away but in the first scene Henry is shown a house and he proceeds to buy it no inspection or negotiation. A Real Estate Professional represents him and she is apprihensive about his waiver. The house needs some work so she has a someone paint it and do a little landscape work. The painter messes up on one wall and the "Face of God" appears. Check it out if you want to, but look at what we can do for our clients. The "Face of God" heals many and Henry terminal illness is healed.

So, the is proof that what we do heals people or at least in Hollywood's eyes. Salem homes for sale is not much different. Salem Real Estate is healing.

Concessions and Appraisals

A couple of years ago I came up with this idea for why home prices were inflating. With most of my clients I was seeing concession for closing costs. It often made me wonder if by adding 3% to the full listing price to come up with sales price if that caused the inflation. I thought about it as a domino effect. I soon realized that no matter how it happened a ready and willing buyer was willing to pay for Salem homes for sale. Was it done with ill intent by appraisers? No, the factors involved were to complex and the appraisers were finding comps.

Am I alone in my thinkning on this? Did this encourage the mortgage debacle? Salem Real Estate ?

He's Just Not that Into You in RE

Let it be known I am a nice husband. I went with my wife to yet another chickflick. This time is was He's just not that into you. Overall pretty good and fairly clean. The reason for my post is one of the character is Real Estate Broker, I am always interested in seeing how we are portrayed. This time it was pretty good. A little hoaky in some spots like branding on a frisbee and pens, but maybe the best part was the specific advertising to alternative lifestyles. Overall I would say it is worth seeing, it entertains but the Real Estate Broker in the move does not save the day with a deferred exchange or 1031 but he may have secretly set up a couple on a referral basis. Check it out if you love explosionless, gunfireless films.

So if I was portrayed in a movie I would seem pretty boring. Salem homes for sale, while a fast paced action movie could be spiced up with some mindless counteroffers and contigencies. The climax of the film would be a closing table heated with Buyers and Sellers fighting over posession. Please do not steal this idea and pitch it to Hollywood before I do.
