ASU Coming to Chandler

ASU coming to Chandler. ASU is interested in forming undergraduate satellite campuses with nine communities throughout the state. At a breakfast at the Chandler Hilton on Tuesday, ASU President Michael Crow said "We want to be physically present in Chandler." Chandler Mayor Boyd Dunn reitterated that by saying "talks had been under way for several months about locating ASU in Chandler."

ASUThe reason for establishing a campus in Chandler is simple. ASU is looking for ways to provide quality undergraduate degrees faster, and at a lower cost than traditional ways. ASU wants to find partners interested in starting 3,000 student schools. ASU has already outreached to other communities, and has the Polytechnic campus in Mesa, and a downtown Phoenix presence.

Both the City of Chandler and ASU are interested in having the campus located in the downtown area of Chandler. There may be available space in current downtown buildings, but there is also talk of possibly building a new structure.

The 2009 Arizona Fall League

The 2009 Arizona Fall League is almost here for another season of baseball, and I, for one, can't wait. We are approaching fall, and the way we tell here in Arizona is when temperatures drop below 100 degrees, and stay there. The other way we tell we are approaching fall is when the Arizona Fall League comes to town.

Arizona Fall LeagueFor those of you who don't know, The Arizona Fall League (AFL) is an off-season league owned and operated by Major League Baseball. They take seven of the top minor league prospects from five different Major League teams to form one team. They form a total of six teams that play at five spring training complexes. This season, games will run from October 13th through November 21st. Games are played Monday through Saturday, and have a start time of 12:35pm, or 6:35pm.

There have been several notable ballplayers who have played in the AFL, including Albert Pujols, Nomar Garciaparra, David Wright, Derek Jeter, Jason Giambi, Todd Helton, Jimmy Rollins, and even Michael Jordan back in 1994.


I am excited about this year because the number 1 overall draft pick this year, Stephen Strasburg, will be playing. His fastball has been known to reach as high as 102 mph, which is unheard of in baseball. There are a total of 4 first round draft picks from 2009, and a total of 23 former first rounders that will be playing this seasoArizona Fall Leaguen. The league began in 1992, and if history is any indication, 75-100 of this seasons players (almost 50%) will be playing in the Major Leagues by next year.

What I enjoy about the Arizona Fall League is you get to sit as close as you want to the players, you can collect autographs pretty easy, and you get to watch the best Major League prospects play baseball under blue skies, all for $6. Every year, I get to take my son (top picture my son in 2002, and left 2008 AFL), and we just sit and talk and enjoy a hot dog, watching the boys of summer. I just love the Arizona Fall League; one of Arizona's best kept secrets.

July Stats for Chandler, Gilbert, and Maricopa County

July Stats for Chandler and Gilbert 2009 The resale home transactions in Maricopa County remained positive in July.  There were 7,300 resales, which was up 2,605 from July 2008.  The county's median resale price, however, had a 33% drop from July 2008 to July 2009.  The median resale price dropped to $135,500 from $200,750 in July 2008.  Foreclosure activity still remains high, at 37% of all transactions for July 2009.  Jay Butler, realty-studies director, says "A recovery cannot really be established until foreclosure activity drops to historical levels, such as 3 to 5 percent of monthly recordings...."

As you can see, Chandler and Gilbert had an increase in resales.  Chandler only decreased in resale price by 18.7%, and Gilbert dropped in resale price by 17.1%, much less than the 33% average.  Foreclosure activity in Chandler and Gilbert was at 47% of total transactions for July 2009.  We still have a long recovery ahead, as it will take some time to reduce the number of foreclosures.

So, although sales are up from a year ago, the sales price continues to drop, and foreclosures still make up almost 40% of the total sales transactions.  That means it's still a great time to buy!

Purchasing a foreclosure in Chandler AZ as a first time home buyer

Fannie Mae recently launched a new program to help first-time home buyers purchase foreclosed homes in Chandler, AZ. The program is called "First Look", and it prevents investors from bidding on foreclosure homes during the first 15 days the home goes on the market. Investors usually end up buying the best foreclosure homes ahead of buyers who want to purchase a foreclosure as a primary residence. This is because lenders are selling homes to investors who are paying cash, and the transaction is closing quickly. This 15 day restriction for investors should help out those first-time buyers who are looking to buy foreclosures as their primary residence.

Chandler foreclosure homeIn addition to the "First Look" program, The Arizona Housing Department received $121 million federal stimulus dollars earlier this year to help first-time homebuyers purchase foreclosures and fix them up. A qualified buyer can receive at least $10,000 in down payment and closing cost assistance.

Fannie Mae is currently the only lender with the "First Look" program, but the Neighborhood Stabilization Program is encouraging other lenders to participate as well. These federal foreclosure funds need to be spent by early 2011.
