Those of us living in the Valley of the Sun know just how much we rely on our air conditioners to keep us cool in the summer.
SRP is offering rebates ranging from $200 to $400 for customers who replace existing heat pumps or air conditioners with “qualifying” high-efficiency central cooling systems. The rebate starts May 1, 2009.
In addition, qualifying new systems placed in service from January 1, 2009 through December 31, 2010, may be eligible for a federal energy efficiency tax 
credit of up to $1,500.
Rebate applications are due by October 31, 2009. As always, for more details regarding SRP’s rebate or the federal tax credit, log on to www.srpnet.com/coolcash, or call: 602.236-9644.

It appears as though our Phoenix, Arizona market is adjusting. I’ve been keeping track since January 1, 2009 (and before), and posting updates weekly. If you will recall, in January, we were up to almost 60,000 active listings. Things are changing. Inventory stats of all listings in our MLS are as follows:

I think it’s important to watch our market and to pay attention to how many active listings and how many homes are under contract or pending. As of today, April 3, 2009, there were 45,694 Active and 11,896 Pending Listings in our MLS.
On March 19 - 15 days ago - our inventory of active listings across the board (including Single Family, townhomes, condos, mobile homes, etc.) was 48,837 – down 3,143 - active listings! AND we had 10,869 – up just over 1,000 - pending or under contract.
I have listed below the numbers representing ONLY the Single Family Residents - Active and the Pending as of today in the city and/or the zip code designated: Maybe next time I'll figure out how to break it down into other columns of info such as dates, etc.

I have always been a proponent of purchasing a home rather than renting one; however, it seems that more and more people are contacting me to find them a rental home. They want to “rent” a home rather than 
to buy! Just this past week, I showed two separate clients a rental.
I am also receiving calls from those that have purchased a home through me – and are now foreclosing or considering short sales.
Almost without exception, these homebuyers who purchased a home through me have refinanced or acquired a second loan on their home purchased six or seven years ago. Due to our market, they are upside down and cannot sell their home. As a result, they
need to “rent.”
There are, of course, other reasons, but being upside down due to refinancing seems to be at the top of the list.
Many former homeowners are now needing “or” wanting to rent a home. Because of their inability to pay the loan on their home thereby short selling or foreclosing, investors are flooding the market picking up homes at prices not seen in years. Typically an investor makes needed “fixes” and “repairs,” and then puts the most recent purchase on the mark
et as a rental. Therefore, purchasing property as a rental has become increasingly more affordable.
So? If you were to ask me if it’s a good idea to purchase a home NOW, I would resoundingly say YES! Whether for investment purposes or to live in – I’ve never seen a better market to purchase. Just be very careful when thinking of a short sale – or a bank owned. Become educated on what that is about.

I continue to add to my educational armour on a frequent basis including achieving my Broker's license in 2007. I am the proud holder of the CRS (Certified Residential Specialist) which is a designation held by fewer than 5% of the Realtors across the country. Additionally, due to my continuing education, I was the first one in the Southeast Valley to achieve the MRE or Masters of Real Estate certification offered by the state of Arizona. That certification is only awarded to those Realtors who hold two designations plus 52+ hours of continuing education every two years. I have maintained that achievement for the past three two-year periods. The additional designations that I have earned are the GRI - Graduate of Real Estate Institute and the ABR - Accredited Buyer Representative. I have added the Commercial collection of classes to my list, and plan to take the Land Sales collection this year.
I work well with people, have a good sense of humor, and have developed the "art of Listening." I often find homes that my buyers want within five homes. As for my sellers, they love what I do for them. No matter the price, they each are treated with a virtual tour, a Home Book for their countertop, colored sign rider with photos of their home, colored flyers to place in their homes, weekly CMA's for their community, and they can reach me by phone 95% of the time for answers to questions or concerns they may have. In additon, listings are placed on Craig's List, on Realtor.com, Homes.com and a plethora of other sites like this one.
I was raised in the Phoenix Valley, and I am acutely aware of the neighborhoods, and of Phoenix in general including Mesa, Gilbert, Chandler, Queen Creek, Gold Canyon, Phoenix Valley and Scottsdale. Those towns just ran together in the old days, and now they are separate communities. I love working with first time home buyers because they get so excited, and it's fun to make their dreams come true. Kinda reminds me of my first home purchase. It was like a dream. Almost as much fun and enthusastic are the move-up and second home buyers. They are a little more savvy about what they are looking for and many of them are relocating from other states so I walk them through what Arizona is all about. I am a Realtor who actually "listens" to what my clients want and then I can take them to places that work best for them.
Listing homes, whether they be a high end luxury home or an entry level home, is one of my specialties. Each of the sellers are treated equally with a virtual tour, a Home Book, colored flyers, colored sign riders, and quick responses to emails and/or phone calls. I love to track information, and my sellers are treated to an "update" on a regular basis of visitors to their virtual tour online, or to the listing on any of my websites. Additionally, their home is marketed wherever I can market them. In the malls, in the RE Book, on Craig's List, Zillow, Homes.com and Realtor.com. I have a great knowledge of the ins and the outs of real estate and buying and selling homes. I enjoy working - equally - with buyers or sellers and typically enjoy an ongoing relationship with them all.
