REAL ESTATE TID BIT: Refinance Transaction: The process of paying off one loan with the proceeds from a new loan using the same property as security.

1. Make Sure Your Financial House Is In Order: Your FICO score should be at least 760 and above. Get Pre-qualified so you know up front what you can afford.

2. Buy A Home Not An Investment: If you are depending on the income this house will bring in to pay the mortgage, don't buy it (not in 2009 anyways).

3. Be Conservative: Your home purchase should not exceed more than 35 % of your gross monthly income.

4. Ask for concessions: Sellers are desperate to sell, with so much computation in today's market, as for closing cost and negotiate everything.

5. Check out foreclosures: There are a number of good offers on the market today, just remember some of them will need TLC and you need to account for that as well. However the banks have taken this into consideration when pricing the home.

6. ABOVE ALL ELSE, USE A REPEATABLE REALTOR AND LENDER!!! AT THE END OF THE DAY, THIS IS YOUR FUTURE YOU ARE TALKING ABOUT!

Real Estate Tid Bit: Discount Points: In the mortgage Industry, this term is usually used only in reference to government loans, meaning FHA and VA loans. Discount points refer to any "points" paid in addition to the one percent loan orgination fee. A :point" is one percent of loan amount.
