With 55 Sales in the past 30 days and 322 active listings in zip code 30188, that means an inventory of 6 months at current absorption levels. Anything at 6 months or less is considered a Seller's Market. This area is one of the few in the Atlanta Metropolitian area that has this low of inventories.
The average sales price in this area for Attached (Condo's and Townhomes) is $119,258 with the average days on market at 207 days and 6 sales in September. Lower inventories brought about sales of older listings in this area.

Sales have remained slow in a lot of the Atlanta Suburban Markets, but I am not amazed that the Alpharetta Market is not only holding its own, but doing well, especially the Crabapple sector, zip code 30004, is doing better overall in sales than most of the other Atlanta Areas. This covers the Area North and West of GA 400 for the month of September, 2011 This area has so much to offer that it is no wonder it would do better.
In September sales rose by 3% over August 2011 and by 4% over September 2010. The average sales price has also increased which is a sign of less REO properties in the market and slightly higher demand in the past 90 days. Over half of the homes are selling in the first 30 days in the market.
Attached homes (Condos and Townhomes) the average sales price was $142,579 with the Sales to List Price Ratios running at 94.35% overall and days on market total average per unit was a high 185. You can look at that as older listings selling in September.
For Detached Single Family Homes the average Sales Price was $397,046, with the Sales to List Price Ratios running 98.3% and the Average Days in the market running 153 days.
The trend that stands out most for September is the closed prices. The prices were 11.1% lower than September 2010 and below September 1996 prices on average. This does not mean that prices have fallen this low, it only means that the average price paid for a home in September was lower.

The Transportation committee for the Metro Atlanta area has met and gave final approval to a $6.1 Billion transportation improvement proposal that will be funded by a 1¢ increase in sales tax if approved by the voters next year. These projects are for the 10 county Metro Atlanta area.
The final proposed list reduced funds for some projects and increased for others. The biggest hits were planned extension of MARTA's North rail line to Holcomb Bridge road in Roswell, which got only $37 million, along with $20 million for a proposed for a commuter rail line linking Atlanta and Griffin, GA, $95 million for MATA rail service along I85 in Gwinnett county.
Other project approved for voter review wee a $600 million Atlanta Beltline project and $700 million for the proposed Clifton Corridor rail line.
Members of the committee stated that these projects are needed in order for the Metro Atlanta region to continue to grow and to reduce the traffic which so often connects the arteries that connect the City to the Suburban residences.
The Georgia legislature, last year, approved 12 regional committees for the state. Voters in each of the regions will have a say at the polls next year for the project proposed by each of the committees for the local area
