Fort Benning area sales and listings
September 2009

The market is looking up a little here in Columbus and surrounding areas. We are seeing an increase in traffic with home buyers. Most first time home buyers are trying to find their perfect home before the tax credit deadline arrives.
We had a total of 128 sales in September with the average home price being $177,497. The average days on market was 122. There are now 349 new listings.
The most popular source of financing last month was FHA, followed by VA then conventional.

Fort Benning area Sales and Listings
September 2009

Sales in the area took a little dip last month to a total of 80. The average sales price was $148,631 with an average days on market of 105. There were 224 new listings taken.
The method of financing held strong with VA being the most popular with over half the sales. We are still seeing this increase due to the relocation of troops to Fort Benning with BRAC (base relocation and closings) in full force.

Fort Benning Area Sales and Listings

Unbelievably, August sales were exactly the same as July's with 109 homes sold at a median price of $146,000. The average days on market was 128. One can see that the military troops are making a huge impact on the area with BRAC (Base Realignment and Closings) underway. VA led the way in financing with over half the market share of sold property.
There were 248 new listings taken for a total of 1363 in the towns of Ft. Mitchell, Smiths, Phenix City and Seale. Ft. Mitchell is a desirable location for military families due to its close proximity to the west gate of Fort Benning with traffic conditions being a cake walk compared to that of the Columbus entrance.

Market Report for August, 2009
Fort Benning Area Sales and Listings

August shows a decline in home sales of a little over 1% from July. The total home sales were 153. The median sales price was $145,000 with an average of 108 days on the market. FHA was the popular type of financing with cash and conventional neck and neck.
A total of 353new listings were taken in the area which includes the counties of Muscogee, Harris, and Chattahoochee. There are currently 2744 homes listed, quite an inventory to choose from.
