Free Honey baked ham & 1 week groceries for unemployed & single moms
Dec 17. Know someone who is unemployed or a single mom? Once again 12 Stone Church in Lawrenceville will be giving away
5000 Honey baked hams and a week’s worth of frozen food/groceries to the unemployed and to single moms.
It will work the same as last year – drive-through service at the Cool ray Stadium on GA 20/Buford Highway. Pop the trunk, and the church volunteers will put the food in
the car, hand the driver a voucher for 4 baseball tickets to use anytime during the season, and then the recipient can be on their way. There is no need to get involved in a sitting/parking frenzy waiting for the event to start, as last year there was plenty
to go around for hours after the start time.

Know someone who is unemployed or a single mom?
Once again our church (12Stone in Lawrenceville) will be giving away 5000 Honey baked hams and a week’s worth of frozen food/groceries
to the unemployed and to single moms.
It will work the same as last year – drive-through service at the Cool ray Stadium on GA 20/Buford Highway. Pop the trunk, and the church
volunteers will put the food in the car, hand the driver a voucher for 4 baseball tickets to use anytime during the season, and then the recipient can be on their way.
The event will be December 17 at 1:00. There is no need to get involved in a sitting/parking frenzy waiting for the event to start, as
last year there was plenty to go around for hours after the start time.
You must remember that every property has a buyer, it's just finding the right price threshold considering the condition and age of the property coupled with current market conditions.
Overpriced - The main reason most homes don't sell is because they are priced too high. In this market you must consider recent comps along with the current condition and age of the property.
Curb Appeal (Exterior and Interior) - The landscaping and hedges need to be trimmed, Too many cars parked in the driveway and overgrown trees. You want the potential buyer to see the house free and clear of all clutter. The internal look of the home must be decluttered, take down all personal photos and clean out closets. Your home should be presented as a model home when on the market.
Improper Marketing - The house should be marketed on the local Multiple Listing Service and as many websites as possible. My company allows us to market each listing on up to 35 different websites in addition to the local MLS. A large percentage of buyers now search for homes on the internet prior to physically going out to look.
Owner Too Attached To Property - Sometimes the owner is too attached to the property to consider any reasonable offers to the property. If they've made upgrades to the property or remodeled, they believe that their home should sell for thousand's more than what the actual market value of the home is. Yes, in some cases you can command more, but it depends on the location of the property and the type of upgrades that were done. The mortage companies are more regulated now and if the buyer is getting an FHA loan, they will not be approved to purchase a home that is overpriced for the area. Recent comps and appraisals will be considered in the lender's approval process for the buyer.
These are the top 4 reasons your home didn't sell. If your home didn't sell, contact me for a FREE, No Obligation Comparative Marketing Analysis. Also if you are underwater and have suffered a hardship, I can assist you in doing a Short-Sale on your property.
Thanks

A foreclosure on your record could affect your employment. If your job requires security clearance (i.e. security officer, policeman, CIA ) and a foreclosure is on your record it could be grounds for immediate termination or reassignment. Employers have the right and are regularly checking the credit of all employees that are in sensitive positions. A short-sale is not shown on your credit report and is not a threat to your employment. The same applies for your consideration for future employment. With all foreclosures, except in states where there is no deficiency judgment, the bank has the right to pursue a deficiency judgment which means that you may still owe the bank money after the foreclosure. The amount will depend on what the house sells for in the REO market. In a short-sale, however, it is possible to get the deficiency judgment is waived as long as the house sells at market value. Contact your local accountant for more details on this.
