Welcome to 2012: The Year of the Short Sale. It's my first post of 2012! Things are already in full swing in the new year, and I wanted to start the year off in discussion of the very real reality of what is expected to be happening across Texas this year, including in the Austin market. After recently attending a 2012 Austin area housing forecast, it became ever more apparent that our home sales price issues are unfortunately still looking bleak. With that in mind, in 2012 it is anticipated that we will see a significant increase in the number of Austin short sales.

Austin short sale specialist agentIn fact, during the first week of 2012, I listed three Austin-area short sales! Keep in mind that this was during a holiday week, and if the trend continues, as we anticipate it will, we will see many many more short sales in Austin this year. According to recent surveys, over 70% of all homeowners that get foreclosed never contact anyone for help. A fact that demonstrates to me that the real estate industry as a whole, and specifically we agents, need to be doing a better job of getting help to these homeowners before foreclosure happens.

Nationally, the foreclosure activity at the end of 2011 is beginning to hint at a rising number of distressed properties hitting the market, and the Office of the Comptroller of the Currency recently released data to support the same. On January 4th, 2012, Federal Reserve Chairman Ben Bernanke sent a letter and white paper to Congress outlining his insights and recommendations on restoring the health of the U.S. housing market. Among many key findings, the paper strongly recommends incentives for alternatives to foreclosure, namely a short sale or deed-in-lieu.

The more listing appointments I go on, the more I'm finding sellers in need of an Austin short sale agent who is competent in how to successfully complete the short sale process. Four Things to Do In Austin

1. Friday night lights heats up locally as Lake Travis takes on Cedar Park in the UIL Class 4A, Division 1 football quarterfinals. The game will be held at Royal Memorial Stadium and the winner will advance to the semifinals. For more details, please click here.

2. Come take part in the event with the longest possible name, The 22nd Annual Capitol Christmas Holiday Sing-Along and Downtown Stroll, on Saturday starting at 6 pm on the south steps of the Texas State Capitol Building. Click here to learn more.

3. The Zilker Tree Lighting festival will take place Sunday evening at 6 pm and will continue to be lit every night through December 31st. Food vendors and school choirs are scheduled to liven up the atmosphere. For more, click here.
