Each Yellow House contains an area home search link, a luxury home link, a condo link ( in most cases), a photo link, and specific community information. The home search links will search only the specific area, or in some cases part of the area by zip code. If you prefer, the same links are in a table below the map. On the Home Search Links, you may map your choices by scrolling to the bottom of the page and click on the left "Map Properties". You may review the summaries, compare areas, and if you are here for the first time and you request listing details, after a bit the system requests an email. No worries, you get logins and no one will bother you here. Nada. It is safe. We will be adding more and more Charlotte features to the map. The green picnic tables are major parks, helicopters are airports, golf guys are golf courses (there are more, send in your link), school houses are Colleges/University's. For some reason I'm having trouble keeping the Google map live on this blog, so I posted the screenshot below. It is much better live, and you can see it on my local blog here Charlotte Search Map
The links in the table below are captured directly from the map above. We are working on more advanced map mashups as we speak. Each link's to a specific search, photo album, and community information from CCOnline. The first line is for a total wide area search and you can search any listing type from this window. So, go ahead and give it a test drive. I think you'll find this map or table the most complete home search, community search and community information guide on the Internet for Charlotte NC. On the Home Search Links, you may map your choices by scrolling to the bottom of the page and click on the left "Map Properties".
The map and features are growing! Do you have a Community Link you'd like to see on our map? E-mail it to me please with a note on why you think it should be here. We'll be adding layers including New homes, major employers etc. We will also be adding Home Searches as time permits and interest develops in new areas. We will also be populating the map with photos as my new I-phone has GIS build right into the pictures- very cool. Back to the business at hand. ---------------------------------------

Recession, No Recession, Charlotte Moves Forward
By now, just about everyone in Charlotte knows The Palisades, the country club with resort style amenities on Lake Wylie, just 25 miles from Uptown Charlotte. There is a natural beauty in the 1600 acres of rolling hills, tall trees and their visible commitment to Audobon International's Green Community designs...
But it is the amenities most folks remember the best- and what amenities! Miles and miles of paved biking trails, walking trails and unpaved horse trails... then there is the Tim Wilkinson Sports Center- a fitness center plus 7 Tennis courts, plus the only grass court in Charlotte, home to the Jim Courier Tennis tour (see below) Plus a resort style pool, a Nicklaus designed championship golf course, soccer
fields of Charlotte United Futbol, an on site private school and an on-site public elementary coming in 2010. Site of Homerama '08 (see below),it made my Top Ten New Home Community List in 2007. In time it is the next Ballantyne, developed greener in a more natural setting, and made more affordable by the variety of neighborhoods. For more information find out why I named the Palisades to Terry's Top Ten Communities in 2007, or when it was announced they'd sold the most homes in Southwest Charlotte in 2007.
I've a client from Minneapolis with 2 children, the husband has accepted a territory in the Carolinas, and his company would like him to live in Charlotte. His wife found me on the Internet- where else? And they called last weekend. We took one day and did a rapid survey of South Charlotte and Union County, they liked much of what they saw, but we had talked about the Palisades, and their desire for an "outdoor" lifestyle-after all its one of the reasons they want to move to Charlotte: their family loves to walk, hike and explore- loves golf, they own a boat and two kayaks--with that in mind I told them they had to consider the Palisades in southwest Charlotte.
And off we went to the Palisades and they fell in love almost immediately. Ryland, had several floor plans of interest but the one they liked the most- the Rossendale, isavailable with a 3rd floor bonus - they want that as an office for her husband, and they loved the big bonus on the 2nd floor, large master and very comfortable greatroom-eat-in kitchen- kitchen area. We were helped by an extremely knowledgeable on site (builder) agent, and shown a few lots, some were quite "buyable."
The Ryland Rossendale (house) on above, with first floor hardwoods, a third floor, stainless and granite in the kitchen, with the $25000 free option promotion keeps the price around $390,000- including paying your $13K initiation fee for a social membership at the Palisades Country Club.
-------------------------
It is a strong buyers market here in the greater Charlotte area, in the Palisades as well, for new homes and re-sales. Custom homes start in the Palisades from the 700's and there are a couple of great values in the mid 1.5M range. Thinking about buying a home in Lake Wylie? Lake Norman? Or Charlotte? Moving To Charlotte? A Good Introduction to the Area?
Huntersville, Corrnelius and Davidson are the three towns that make up the east coast of lower Lake Norman. Each town has its own appeal. Huntersville is closest to Charlotte, Cornelius has the most waterfront property of the three, and Davidson is a college town with a surprisingly good basketball team (the Wildcats led by Stephen Curry). Many relocating to the Charlotte area choose to live near Lake Norman, not minding the longer commute. Others decide to live in Charlotte and purchase a second home, a weekend or vacation home, at the Lake. Lake Norman is the largest man made lake in North Carolina and is a popular weekend destination to get on the water. The homes for sale over $1,000,000 in Huntersville, Cornelius, and Davidson near Lake Norman are broken down below by town:

Charlotte Real Estate Market Report
This is the establishment--if folks ask me for South Charlotte's most exclusive custom home communities, we would look at The Sanctuary, Longview, Skyecroft and Highgate. There are many others along Providence Road, and some exclusive sections of Ballantyne... also newcomers like the Palisades have a lot to offer in the way of lifestyle and amenities (I've written about the new homes at Palisades here)... but this post is about the first of the "blue chips, " The Sanctuary- the blue chips south of Pineville-Matthews road, south "south" Charlotte. The Sanctuary in Mecklenburg County, and the other three are in close-in Union County.
The Sanctuary, what's in a name? The folks at Crescent Communities, Charlotte's premiere waterfront developer, would have you believe Everything is in the name... after you look at the slide show below, you may feel the same way. Each time I visit, it feels more and more like a neighborhood with a feeling of serenity like no other. The Sanctuary are on estate lots, from 2.5 to 10 acres, most will accommodate more than one home. 188 Homesites on 1300 acres of land, figure it out! The land is hilly and densely wooded, 3 separate streets makes up the Sanctuary joining Shopton Rd to the water. The land is interconnected by more than 20 miles of paved sidewalks and mulched hiking trails.
