Fairfield Real Estate Values Update

After 9 months ending September 30, Fairfield has sold 21% fewer homes than for the same period last year. There have been 343 Closings. This is approx half the number of homes that sold for this period in 2007 (644 homes).

The Average Selling Price came in at $724,891 down 10% from last year. The ASP is off 18% from 2007.

There are 453 Homes for Sale in the Town ranging in price from $215,000 for a Bungalow to $15,500,000 for an 1854 Antique in Southport. To see all the homes for sale, please visit www.tetreau.com.

Andrew Warde HS Football Team from 1959

Excellence is celebrated 50 years later....

Fairfield Warde HS would like to recognize the 50th anniversary of the 1959 Andrew Warde football team's undefeated, state championship season during halftime of the Fairfield Warde HS football game v. St. Joseph HS on Friday, Oct. 30th. Game time is at 7:00 pm. Any former players or coaches from the 1959 team are invited to join in the celebration. Easton Real Estate Report

Here we are after 8 months and 31 Single Family Homes have been sold in Easton. This shows a drop in units sold of 23% from the prior year's total of 40. And this trails the 62 Homes sold in 2007 by 50%.

The Average Selling Price comes in at $590,262. This reflects a 31% decline from last year's $857,096.

Much of this Average Price change is due to the softness at the highend of the market dragging the overall average down. So far in 2009, 2 homes have sold for over $1 Million. When you compare this to 11 homes selling above that mark last year and 17 breaking the Million Dollar mark in 2007, you can easily see how this would impact the average selling price.

This is a great opportunity if you are a buyer looking in the Easton market. It is a great town with a wonderful country lifestyle. And there are lots of choices on the market!

Westport Real Estate Update

While the overall trend is improved, Westport still has only sold 154 Single Family Homes this year. Sales trail 2008 by 21% and are far off the 303 homes that had sold in 2007 or a 49% decline.

The Average Selling Price for 2009 is $1,393,318. This figure trails last year's Average of $1,759,467 by 21%.

Bridgeport Real Estate Update

Bridgeport is giving us a mixed message. There have been 288 Single Family homes sold through August 31st of this year. This is up 9% over last year and is a very good sign. It is still below the 363 homes sold in 2007 by 21%.

The bad news is that the Average Selling Price is $153,848 so far this year. This is a drop of 27% from last year and is 40% below the 2007 Average of $258,048.
