Bridgeport is an interesting Real Estate Market. Home Sales are running 8% ahead of last year with 330 Homes sold through September 30th of this year. We are still down from the 410 homes that had sold by this time in 2007.
It appears that Bargain Hunters are behind this surge in Units Sold. The Average Selling Price is only $153,157. This is 27% lower than last year at this time and 40% lower than the 2007 Selling Price of $257,184.
There are 327 Single Family Homes on the market ranging in price from $29,9000 for a Bungalow to $2.995 Million for a 1929 Georgian Colonial.

As of September 30th, 34 Single Family Homes have been sold in Easton. This trails last year by 29%. It also is only about half the 67 Homes that sold at this point in 2007. Easton homes are not really designed for or at the price point for First Time Home Buyers so the current Federal Stimulus is not having a significant impact.
The Average Selling Price for the first nine months of the year is $597,942. This is 28% below last year's $825,549. This reflects a continued slowness in the higher end price segments.

After 9 months ending September 30, Fairfield has sold 21% fewer homes than for the same period last year. There have been 343 Closings. This is approx half the number of homes that sold for this period in 2007 (644 homes).
The Average Selling Price came in at $724,891 down 10% from last year. The ASP is off 18% from 2007.

Here we are after 8 months and 31 Single Family Homes have been sold in Easton. This shows a drop in units sold of 23% from the prior year's total of 40. And this trails the 62 Homes sold in 2007 by 50%.
The Average Selling Price comes in at $590,262. This reflects a 31% decline from last year's $857,096.
Much of this Average Price change is due to the softness at the highend of the market dragging the overall average down. So far in 2009, 2 homes have sold for over $1 Million. When you compare this to 11 homes selling above that mark last year and 17 breaking the Million Dollar mark in 2007, you can easily see how this would impact the average selling price.
This is a great opportunity if you are a buyer looking in the Easton market. It is a great town with a wonderful country lifestyle. And there are lots of choices on the market!
