Seven months into the year, Weston is showing the signs of this difficult Real Estate market. Through July 31, 40 Single Family homes have sold. This is 45% below the pace of last year. This pace is trailing 2007 by 61%.
The Average Selling Price is $963,863 so far this year. This number is down 23% from last years $1,281,550. Homes sales are the highend are experiencing the largest slowdown. So far this year, no homes over $3 Million have sold.

Good News! Trumbull is the best performing town in the area. From January 1st to July 31st, 144 Single Family homes sold. This represents a decline of 15% from last year's 169 homes for the same period. This year is off 34% from the 219 homes that sold in 2007. However, with most area towns trailing last year by 25% to 35%, the Trumbull Real Estate market is down the least and that makes it Number 1.
The Average Selling Price for the first seven months of the year comes in at $403,186. This price is down 15% from the prior year. This seems to be in line with most surrounding towns.
Let's hope the the market continues to improve with the help of the economy and the First Time Home Buyers incentive.
Home Sales as of July 31, 2009 as reported to the Greater Fairfield County MLS.
Easton has sold 22 Homes from January to the end of July. this is a decline of 33% from last year for the same period. The sales level is down 57% from the same period in 2007.
The Average Selling Price is coming in at $586,597. This shows a decline of 31% from the prior year Average of $851,449.
It seems that there are not only fewer buyers but that they are purchasing the less expensive homes. The $1 Million plus Colonials are sitting on the market for a year or more without selling.
Westport Real Estate Update - As of July 31, 123 homes had sold. This is down 23% from last year and 52% from the 256 homes that had sold by July in 2007. Average Selling Price came in at $1,381,654 year to date which is a drop of 21% from last year's $1,748,912.
With all the economic news, numbers and statistics coming at us every day, I thought it would be good to keep all the numbers in perspective and not to let them age us too fast. Here is one of my favorite pieces to help keep all these numbers from overwhelming us. Hope this brings a smile to your face, too!
HOW TO STAY YOUNG

1. Throw out nonessential numbers. These include age, weight and height. Let the doctor worry about them. That is why you pay him/her.
2. Keep only cheerful friends. The grouches pull you down.
3. Keep learning. Learn more about the computer, crafts, gardening, investments, sports, whatever. Never let the brain idle. " An idle mind is the devil's workshop." And the devil's name is Alzheimer's.
4. Enjoy the simple things.
5. Laugh often, long and loud. Laugh until you gasp for breath.
6. The tears happen. Endure, grieve, and move on.
The only person who is with us our entire life, is ourselves.
Be ALIVE while you are alive.
7. Surround yourself with what you love, whether it's family, pets, keepsakes, music, plants, hobbies, whatever. Your home is your refuge.
8. Cherish your health: If it is good, preserve it. If it is unstable, improve it. If it is beyond what you can improve, get help.
9. Don't take guilt trips. Take a trip to the mall, to the next county, to a foreign country, but NOT to where the guilt is.
10. Tell the people you love that you love them, at every opportunity.
