781 Fire Break Dr!
Mr. & Mrs. Swansonand Mr. LongThank you for allowing us to list your home and bring an offer to the table that was accepted.
Mr. Long thank you for allowing us the opportunity to help you find your dream home!
We look forward to hearing how you love your new home!!
Do you need ideas? Well, I have found a site dedicated to Mother's Day. It is located at:
With this being said, I know that it might seem that it isn't that hard for the women to get something for their Mothers but what about the son? This might be a touchy subject for you men out there but you have to understand how important it is to the Mother, even if she doesn't show it, to receive something from her child. A lot of times men will leave it up to their wife to get something for their Mom and sign the card but us Mom's know. We raised you and saw the cards you made us in school. We know the verbiage you use to express your feelings, whether it be much or less. Sometime's a call is all it takes but I want you to picture something....
She keeps photos nearby and has her memories but those are soon fading as time ticks by, faster and faster every year. She has kept your notes, hand made cards, anything that has your signature and pulls out that box every week to have a piece of you there with her. To her, she is proud of the man, the woman you have become. You have spread your wings and soared!
She might think that her job as a Mother is done because you have a family of your own now and you are doing what she did but better and she might wonder what can she do now? Our position as a child will live on until the day that we say, "See you soon." comes. Honor her with flowers, even when it isn't a special occassion. Don't save them for the funeral that she won't be able to enjoy their beauty and fragrance. Send her a hand written letter because that is what she will keep in her Bible and read every day, just to see how you are doing because she might not hear from you in a week.
So, maybe soon, the tables will be turned. We will be nuturing their bodies, encouraging them to live another day and not give up, heal their wounds because they are tired and they think their doctors are quacks, letting them drive our car even though our gut is saying NO, rush home because they have fallen and broke a fragile bone, dropping them off at a friends house to play cards, hold them as they cry because they know time is so short, thanking them for spanking your butt because you didn't show them the respect they deserved and being able to tell them you love them everyday for the rest of their life.
Blessings to all Mothers!
It is Saturday and the rain has been coming down in Clarksville, TN. I believe more is still expected but as of right now, as I look out my window in North Clarksville, the rain has stopped. When it comes to Real Estate, a lot of people who normally are out looking for a home on a beautiful day, will stay home and view from the internet on rainy days.
In Tennessee, we have what is called the Tennessee Residential Property Disclosure. This form will tell you if there has been any water damage that caused repairs; if the home is in a flood area; drainage affecting the property; Is flood insurance required; any past or present water intrusion, standing water within the foundation and/or basement, etc... The owner is required by state law to answer these questions to the best of the knowledge and answering truthfully. If not answered truthfully, the seller could lose the contract or worse be sued later on. If the owner hasn't lived in the dwelling in the past 3 years since transfer, among other reasons, then they are exempt to this disclosure.
If you find a home you are interested in and are not signed with a REALTOR, please contact us for any information you might be interested in to make an educated decision on the home you are looking at. If you are currently signed to a REALTOR, ask them about the TN Residential Property Disclosure of the home you have found.
So, on this rainy saturday don't give up on your search. It could very well be productive in ways you wouldn't have known about if it was dry!
Blessings~

Last night and this morning on my local news, I heard that the market is taking a turn for the worse again. As a REALTOR®, I thought it would be my duty to let you and everyone in Clarksville know that what you hear about the market on the local news is geared toward that market. Channel 2, 4, 5 news is geared toward Nashville. It isn't about Clarksville, unless noted.
As anyone who watches the market would know, Clarksville is unique. We have turn overs due to the Military moving in and moving out. Our market is never stagnet. We have had tough times but we are getting through them. We were ranked the 2nd Safe Haven in the Nation. If you need to sale your home, there are many options that can help if you find yourself upside down on a loan due to not owning it long enough or the neighborhood deteriorated and appraisals are now coming in lower. If you would like to know what those options are and you are looking for a professional to educate you and help in the sell of your home, allow us to earn your business by emailing us and tell us the concerns and what your situation is. We have a team of professionals that will help you all around.
So, what is the market in Nashville vs. Clarksville? Let's take a look. We will be looking at Davidson County vs. Montgomery County for the months of January, February and March of 2008 and 2009.
Davidson County Closed transactions:
So, YES, the market isn't doing too great in Nashville compared to last year BUT the numbers have gone up every month since January 2009. Not by much but at least it isn't going backwards. Now let's look at Clarksville.
Montgomery County Closed transactions:
As you can see we are still on a steady climb, though it isn't much of a climb, we aren't in a market that the local news says is not doing good. The month of March was a very good month. We will continue to see our numbers improve, I am sure. I have faith in our community, our professionals and our Clients.
The keys to selling are:
Do you find that your home has been on the market for far too long? A lot of Buyers ask for that number and base what they will offer because of it. If your price is as low as you can go, then there are some ideas that we can suggest to help you.
So, do you find yourself having to sell because of an upcoming deployment, PCS move, a job transfer or upgrading to a larger home? Give us a chance to help you market and network your home to buyers here or coming to Clarksville. We pray for each property and our communication is open and frequent. We don't have unrealistic numbers because we don't need to waste your time in false hopes.
In closing, Local News vs. Clarksville, find out who the locals are and what the news is 50% or more geared toward? Also, it doesn't hurt to contact a local REALTOR® to find out how our market is doing or just come by the Last Train To Clarksville. Your journey will end here!
