Brambleton And Broadlands Home Sales Stats

I know that the media is very convincing that the sky is falling. Some are you are believing it and are going to hold out no matter what the numbers say. For those of you who just need a boost of confidence this should do it.

I have outlined 2 of the largest communities in Ashburn 20148. These numbers do not include condos. The average sales price means little when you know that I am mixing foreclosure townhomes with large single families.

Nevertheless, look how many homes are under contract! The Broadlands and Brambleton have very little supply left compared to demand we are seeing. Now both of these communities have homes left to build, especially Brambleton, that are not included in these stats.

Lansdowne, River Creek, and Potomac Station Housing Stats

Yesterday I wrote an article on Lansdowne On The Potomac which inspired me to give you some stats on the housing activity there. For those of you who live in Eastern Leesburg today is for you. I have done some research for you to share with you what is happening in Lansdowne, River Creek, and Potomac Station. I have compiled some stats for you of detached and town homes in these location. Lansdowne On The Potomac

Tuesdays are all about great communities.

After spending the weekend roaming around Lansdowne during their spring festival I decided to highlight the luster of the well designed community that is showing it's true beauty this Spring. Every time I drive through the community I find myself saying 2 things....

  1. Wow, that is a beautiful home
  2. How the heck did I end up over here?

The community has so many cul-de-sacs and turns around the golf course that it is not a normal grid-like road system that is easy to figure out, at least for me.

Good To Know:

Lansdowne has 2,155 homes. 1,422 Detached... 713 others (I am not sure this number includes the condos currently being built around the town center. It was built by well know local builders; Centex, Beazer, Brookfield, and Van Metre.

Lansdowne On The Potomac is the home of a luxury resort center with rooms, spa, dining, and a golf course that residents can join.

Lansdowne's Potomac Club

Lansdowne residents enjoy the large 30,000 square foot Potomac Club which is home to a 25 meter indoor pool, outdoor pool, exercise room, business center, game room, along with a ball room with dining. There are also tennis courts, a tot-lot, and an outdoor amphitheatre.

Lansdowne's website states, "Two significant bodies of water (Goose Creek and the Potomac River) are in and around Lansdowne. The community includes businesses and residential areas. Businesses include: INOVA Loudoun Hospital, the Lansdowne Resort, Leisure World, The Prison Ministries headquarters, and The Jack Kent Cooke Foundation. In addition, the area will soon include the Lansdowne Town Center, a mix of residential and retail space. Lansdowne also has a neighborhood elementary school and middle school.

The developer of Lansdowne has dedicated certain areas to Loudoun County, including a natural park on the Potomac, a canoe/kayak launch on Goose Creek, a park integrated with our middle school, and hiking trails and paths."

Lansdowne On The Potomac is located off of the Potomac River 19 miles west of Tysons Corner. 12 miles to Dulles International Airport, and 2.7 miles to Leesburg Outlets.

The Metro Is Back On Track!

The Metro Is Coming To Ashburn VA!

Many of us have become a little too comfortable with disappointment and bad news this year with all that is going on with politics, the national economy, housing market, and the Redskins loosing to the Seahawks. Not to play the philosopher but it can be a dangerous thing when you begin to be suspicious of optimism and good things happening.

It is at times hard to believe a person in sales like myself when it comes housing optimism but today I am only ECHOING the article in the Post about the extension of the Dulles Metro Rail. If you live outside of the Beltway between Tysons Corner and Ashburn this is some the best news heard in a while.

For months now, the 4 decade vision of the Silver Line extension of the Metro that would connect Falls Church to Loudoun County has been at a stand still as decision makers have been working out the details of how this costly project would continue. The current plan only has the rail extending to Wiehle Avenue in Reston while the extension to the Western locations including Dulles Airport has but put on hold.

This doesn't solve the whole problem but for now this will work. I seriously doubt that having this rail end in Reston will last for long. Nevertheless, to receive Federal funding this is what is needed to get started. According to the Post, the second half of the Rail is not contingent on federal funding. It will be paid for in part by Loudoun and Fairfax County and tolls collected on the Dulles Toll Road.

As a Realtor and homeowner, I am very excited about the opportunity of the Metro extending to Ashburn. I believe Ashburn is one of the best locations in the Northern VA/ DC Metro area to live and there is no telling the amount of value it will bring to Ashburn once it FEELS A LITTLE EASIER TO ACCESS!
