The least expensive Rental is a studio apartment listed at $1,090/month, within walking distance of the Metro Station. The most expensive RENTAL is a five-bedroom four full bath detached home with fireplace listed for $3,650/month.

The least expensive on the market FOR SALE is a one-bedroom one full bath listed for $138,781. The most expensive home FOR SALE is a five-bedroom five full bath one half bath four level new construction detached home, with a two car garage, and two fireplace all within walking distance to the Metro Station listed for $1,899,000.

This market report is to cover RENTALS in the Silver Spring Md. 20906 zip code, except for those in the senior citizen community of Leisure World. A report on conditions in Leisure World can be found in a separate post. At the time of this report (10/28/09) there are 30 units available for rent in the area cover by this report. Since September 27, 2009 there have been a total of 19 leases signed to rent homes in the report area, with the average time on market being nearly two months (51 days). Some of the homes are condo, townhouses, and couple of detached home too.

One Bedroom

Currently there is no one one-bedroom unit on the market for rent. At this time there are no applications being considered by landlords to rent one-bedroom units in the report area. Since September 27, 2009 no one-bedroom unit has had a lease signed on it.

Two bedroom

Currently there are six two-bedroom units on the market for rent. The least expensive unit is for $1255/month while the most expensive is $1500/month, with the average being $1376/month. While the most recent rental has been on the market for less than one week (1 day) the longest has been on the market for nearly five months (143 days), with the average being nearly three months (84 days).

At this time there are no applications being considered by landlords to rent two-bedroom units in the report area.

Since September 27, 2009, four four-bedroom units have has leases signed in the report area. The least expensive of these home was rented for $1875, the most expensive being $2400/month, with the average being $2193/month. The days on market ranged from nearly one month (39 days) to approaching four months (105 days), with the average being nearly two months (66 days).

Five Bedrooms

Currently there are no five-bedroom units on the market for rent. At this time there are no applications being considered by landlords to rent five-bedroom units in the report area.

This market report is to cover Condos FOR SALE in the Silver Spring Md. 20906 zip code, except for those in the senior citizen community of Leisure World. If information on Leisure World is desired, that can be found in a separate post. At the time of this report (10/26/09) there are 31 units available for sale in the area cover by this report. While there are one-bedroom homes on the market for sale, the least expensive is a two-bedroom one full bath home on the market for $59,000. The most expensive is a three-bedroom two full baths listed for $215,000.

There are another 20 homes that are under contact at the time of the report. Since September 26 there have been a total of only 3 completed sales of Condos in the report area.

One Bedroom

There are seven one-bedroom one full bath condo units on the market in this market at the time of this report. The least expensive is listed for $99,900, the most expensive is listed at $189,000, and the average is #132,881. The days on market (with the current Realtor) range from just over a month (35 days) to nearly eight months (237 days), with the average approaching four months (106 days).

These are currently two one-bedroom condos under contact in the report area. These two homes were last listed at $85,000 and $140,000. They were on the market for an average of nearly two months (53 days).

The least expensive on the market FOR SALE is a three-bedroom three full bath end unit townhouse listed for $264,900. While there are five bedroom homes on the market in the area, the most expensive home FOR SALE is a four-bedroom three full bath one half bath detached home, with a two car garage, a fireplace all within walking distance to the Metro Station listed for $799,000.

Leisure World of Maryland - Patio Home Sales - Market report - Oct 24 2009

At this time (10/24/09) there are 28 patio homes on the market for sale in the senior citizens community of Leisure World in Silver Spring Maryland 20906. The least expensive is a one bedroom one bath home; on the market for $107,900. While there is a four-bedroom home on the market, the most expensive is a three bedroom two baths semi-detached home listed for $359,000. The average price for this set of homes is $240,968. The average time on market with the current Realtor is over five months (164 days).

The only one-bedroom piggy-back home on the market for sale in Leisure World is currently listed for $107,900, and has been on the market with the current Realtor for a little over a month (40 days).

There is no one-bedroom homes under contract at the time of this report, nor has one been sold during the period for which this report is been written for.

At the time of this report there are five two-bedroom one bath homes on the market for sale range in list price from $175,000 to $202,213, with the average being $193,603. Days on market with their current Realtor range from three weeks (21 days) to one year (415 days), with the average being just about five months (156 days).

There are no two-bedroom one bath patio homes under any form of contract at this time, nor has one been sold during the period for which this report is being written.

Only three three-bedroom two bath patio homes went to closing since September 1st. These homes sold for $155,000 and $273,000. They were on the market with their last Realtor from as little as less than one month (26 days) to slightly over five months (155 days) for an average of approaching four months (104 days).

There is one four-bedroom two bath semi-detached home on the market in the Leisure World of Maryland community at the time of this report. The home is currently listed for $264,900, and has been on the market with the current Realtor for nearly seven months (206 days).

There is no four-bedroom semi-detached home under contract at this time, nor has one sold since September 1, 2009.
