At this time (10/6/09) there are 28 patio homes on the market for sale in the senior citizens community of Leisure World in Silver Springs Maryland, down just a bit from the figure of 32 from last report. The least expensive home at this time is a two bedroom two bath semi-detached home; on the market for $175,000. The most expensive is a three bedroom two bathroom semi-detached home listed for $329,700.

The six two-bedroom one bath homes on the market for sale at this time range in list price from $175,000 to $292,213, with the average being $192,586. Days on market with the current Realtor range from less than a week (3 days) to over 13 months (397 days), with the average being just short of five months (145 days).

There are no two-bedroom one bath patio homes under contract at this time, nor was any sold during the month of September 2009.

There are six two-bedroom two bath semi-detached homes on the market for sale too. The current list prices of these homes range from low of $189,000 to high of $359,.000, with the average being $251,000. The days on market with the current Realtor these homes ranges from just coming on the market (1 day) to a high of one year (367 days), with the average being very close to five months (147 days).

There are three two-bedroom two bath patio homes under a form of contract at this time. The last known list price of these homes ranged from a low of $167,500 to a high of $219,000, with the average being $193,500. The days on market with the last Realtor ranged from nearly five months (155 days) to nearly eight months (239 days), with the average being just close to seven months (199 days).

The least expensive Rental is a one-bedroom high-rise apartment listed at $1200/month, which includes your utilities. The most expensive RENTAL is a nine-bedroom nine full bath home on 1.5 acres listed for $18,000.

While there are several studio apartments on the market FOR SALE, the least expensive is a one-bedroom one bath high-rise apartment listed for $169,900. The most expensive home FOR SALE is a nine-bedroom nine full bath detached home with two fireplaces on over 1.25 acres listed for $4,950,000.

This market report is to cover Townhouse FOR SALE in the Silver Spring Md. 20906 zip code, except for those in the senior citizen community of Leisure World. If information on detached homes is desired, that can be found in a separate post. At the time of this report (10/2/09) there are 37 units available for sale in the area cover by this report. While there are two-bedroom homes on the market for sale, the least expensive is a three-bedroom two full bath home on the market for $168,000. There are four-bedroom homes on the market for sale in the area, but the most expensive is a three-bedroom three full baths with a fireplace currently listed for $425,000.

There are another 57 homes that are under contact at the time of the report. Since September 1st there has been a total of 13 completed sale on Townhouses in the report area too.

Two Bedroom

Currently there are only two two-bedroom townhouses on the market for sale. The least expensive is currently listed for $188,500, the most expensive listed for $209,000, with the average being $200,967. The shortest time on market with the current Realtor is approaching than a month (21 days) and the longest being just over a month (31 days) with the current Realtor.

This market report is to cover the Townhouses in the senior citizen community of Leisure World in Silver Spring Maryland 20906. At the time of this report (10/01/09) there are nine Townhouses on the market FOR SALE and none FOR RENT in this community. While all the homes have two bedrooms some have two full baths and only one half bath, the others come with only one full bath and one half bath. Three townhouses are under some form of contact at this time,

FOR RENT

No townhouses in Leisure World community are currently on the market FOR RENT, nor is there any with applicaitons to rent pending. No Townhouse has been rented in Leisure World during the month of September 2009.

FOR SALE

At the time of this report there are four two-bedroom one bath TOWNHOUSE units on the market FOR SALE in Leisure World. The living space of these homes ranges from a low of 1513 sq ft for the Arundel model to 1600 sq ft for the Berkley model. The prices range from a low of $109,000 to a high of $159,000, with the average being $125,725. The days on market range with the current Realtor from about two months (57 days) to a over two years (868 days), with the average being just about a year (349 days).

At the time of this report there are two two-bedroom one bath two half bath TOWNHOUSES under contract in Leisure World. The last known list prices of these home where $129,000 and $198,000, for an average of $163,500. The days on market with the current Realtor for the two homes ranged from a low of just over two months (45 days) to nearly seven months (205 days).

Since September 1st of this year two two-bedroom one full bath Townhouses have gone to settlement in Leisure World of Maryland. The settled prices of these homes were $105,000 and $124,000. The days on market with the current Realtor were nearly the same at 127 days and 136 days.

In the two-bedroom two full bath configuration there are five townhouses on the market at the time of this report. These homes range in size from a 1400 sq ft a Dartmouth model to 1600 sq ft for a Berkeley model. The list price of these homes currently range from $115,000 to $199,900, with the average being $146,460. The days on market with the current Realtor ranges from as short as one week (5 days) to over five months (161 days), with the average being nearly four months (113 days).

There is currently only one two-bedroom two bath TOWNHOUSES under contract. The last known list price of this home is $189,900, and the days on market with the current Realtor is just over six months (192 days).
