Whenever homeowners are considering selling their home one of the first questions they ask themselves is should they try to do "for sale by owner" instead of listing with a real estate agent. This is a fair question and many folks think they can manage the process of selling a home on their own while saving commission to a realtor. Many folks who take this path quickly become disenchanted with the process and all that is involved in trying to sell their home.
The truth is a real estate agent can help homeowners from the beginning of the process by gathering information such as comps in the area, analyzing home trends, make recommendations to get your home ready to sell and more than anything market your home. Potential buyers these days are fully utilizing the internet to do home searches and folks trying to sell a home on their own will not have the access to meet the mass number of folks that are surfing the internet each and every day. Realtors utilize a number of sites and can make sure your home is being exposed to as many folks as possible. In addtion the process of managing showings including having constant access for buyers is very critical in the seling process. Buyers will cross homes off their lists quickly if they cant get access to homes on their terms. With the large invnetory of homes on the market For Sale by Owners properties can miss out quickly on buyers due to communication issues.
Statistics show that sellers who list with an agent sell their home 20% faster and for a much higher price than those that try to sell themselves. For sale by owner can work, but you need to understand the pros and cons of the process. Give us The Guilliams Team a call today for a free consultation and let us help you determine what is the best way for you to sell your home.
I could not wait to get home tonight and blog on one our new favs! If you have not checked out DJ's Soul Food Restaurant this is something you need to do this week. There are actually two locations with one being located on Cherry Road and the other one (which I paid homage to) is on Herlong Avenue across from Fatz Cafe. Talk about comfort food like momma use to make you have to experience it to believe it. The atmosphere is cozy and the wait staff and other employees were super nice and friendly. Our waitress was really sweet and we always like to get their recommendations. She said her favorites were the fried pork chops or chicken wings. Tim opted for the fried pork chops and even though we are both big eaters there was enough meat for two people. I had the veggies and there is no macaroni and cheese better in all of South Carolina than what you will get at DJ's. The green beans, cabbage and fried okra where yummy. The menu included fried chicken, liver and onions, stew beef, marinated chicken, burgers, hotdogs and an array of home cooked vegetables. If you are looking for real home cookin' with a great dining experience and affordable price be sure and check out DJ's Soul Food today. Ummmmmm.
On the northwest side of Rock Hill we are starting to see some tremendous growth which is exciting news for everyone. In addition to great neighborhoods such as Pennington Meadows, Miller Pond and Silver Lakes there is a new shopping area which is sure to bring many of the conveniences that have been lacking in that area. A new Wal-Mart Super Center is just about ready to open and this new concept store will be a welcomed by many folks living on that side of Rock Hill. A new Dollar Tree store has just had its grand opening and there is much anticipation as to what other stores, restaurants and service venues will be joining this most desire-able area. Verizon has a store going in which should offer neighbors the opportunity to have store in close proximity verses having to drive over to the Cherry Road store or the store at Manchester. The location for this new shopping mecca will make it easy for folks to access and parking is plentiful. This area will surely be a destination for shoppers and another positive sign about all the growth and tremendous opportunities heading to Rock Hill.

Today many folks are adding value to their homes by doing remodeling and major renovation projects in hopes of adding upgrades that many potential buyers are searching for. If you are considering such a project here are a couple of tips to keep in mind.
* If you have a homeowners association make sure you understand the convenants and restrictions before beginning the project.
* Get several quotes from reputable contractors in the area. Make sure you are comfortable with the contractor you select and have an understanding of project details, deadlines and so forth.
* Listen to your contractor. Most are experienced with home renovations and they may offer tips they have learned from previous projects. Be open minded, but remember the final decision belongs to you.
* Establish a budget and stick to it. Make sure your contractor understands your budget and before the project begins make sure you agree to materials and other specifications that you are looking for which will avoid last minute decisions.
* Make sure the renovations or remodeling you are undertaking will add value to your home. Many projects have been taken on by homeowners only to find out they have overpriced the neighborhood which can make resale a challenge.
If you need some guidance as to what kind of renovations and remodels can add the most value to your home or if you need some great references for contractors in your area give us The Guilliams Team a call today and let us help. We want to be your partners in making your dreams come true.
