For maximum efficiency, I prefer to deal directly or almost directly with the bulk REO investors. Furthermore, my contacts on the seller's side enable me to deal directly or almost directly with various banks and institutional sellers. Nevertheless, on any particular transaction, there may be several people separating the investor from the seller. This will not hinder the completion of the REO purchase, provided we are given direct access to the buyer or to a person close to the buyer.
BROKERS
Attention Brokers: We are happy to work with the buyer, buyer's mandate, or intermediaries who deal directly with the buyer or buyer's mandate. Of course, NCND agreements will be signed to protect any brokers involved.
I seek to avoid broker chains since they are usually cumbersome and are the deals least likely to close. Understandably, if our attempt to contact the investor takes 3 days to complete due to lengthy broker chains, it will be almost impossible to complete a particular transaction.
Are you wondering why interest rates are going up, and there has been no change in the housing market. The reason why is that the government did not do thier part and buy the bad loans like they were suppose too, what they did was give the money to the banks in exchange for part ownership. So the investors who were standing buy to buy those bad loans from the government for pennies on the dollar changed thier mind instead they decided since the government was dumping money into these banks that it would be more profitable for them to invest in the banking system. Until they find a way to get these bad loans out of the sysytem America is going to continue to have a housing and credit crisis. I don't know who is making these decisions but it's important that the next administration take a different course of action.
