Wilmington NC offers lots of inventory for the home buyer to choose from, but first-time buyers now have a selection that was not available two years ago. Here is a breakdown of current inventory in Wilmington.

$100,000-$125,000 - 41 homes available

$126,000-$150,000 - 116 homes available

$151,000-$175,000 - 156 homes available

$176,000-$200,000 - 200 homes available

Housing Affordability at Record Highs

The National Association of Realtors' Housing Affordability Index rose 13.6 points in January to a new record high .  This shows home prices, family income, and mortgage interest rates to be the most favorable since tracking began in 1970.  In 2005-2006, it was difficult to find inventory in the Wilmington area for first-time home buyers.  Today, there are approximately 157 single-family homes available in Wilmington priced between $100,000-$150,000.

Boaters Welcome At Wilmington's Downtown Municipal Docks

The Downtown Wilmington waterfront offers a great alternative to the more active Intracoastal Waterway. Step off your boat on to one of the docks along the Riverwalk, shop or dine in one of downtown's great restaurants. You will also be within walking distance of museums, historic residences, and visitor information. Dock you boat riverfront at:

Located approximately 15 miles from the ICWW on the Cape Fear River, you'll find transient, short-term and limited long-term docking facilities in Historic Downtown Wilmington. The city offers a total of 1,200 feet of floating dock space with multiple floating face docks and can accommodate vessels up to 100 feet. Power (30 and 50 amp) and water are available, and boaters can take advantage of amenities offered through the Hilton Riverside Hotel and the Best Western Coastline Inn. The fee for docking is $1 per foot/per day or $1.25/per foot per day with power and water hookups. Part day dockage at $5 for up to six hours is also available. Dockage is available by reservation only. The dock master monitors channel 16 on VHF.

Homeowner Consequences Foreclosure vs Short Sale

With lots of questions regarding foreclosures and short sales, listed below are some of the homeowners consequences associated with having a foreclosure affect your credit versus a short sale.

Fannie Mae Loan - Primary Residence

  • A homeowner who loses home to Foreclosure is ineligible for a Fannie Mae backed mortgage for a period of five years.
  • A homeowner who successfully negotiates and closes a short sale will be eligible for a Fannie Mae backed mortgage after only 2 years.

Fannie Mae Loan - Non-Primary

  • An investor who allows property to go into Foreclosure is ineligible for Fannie Mae investment loan for 7 years, a successful short sale only 2 years.

Future Mortgage Loan

  • Prospective borrower will have to answer YES to Have you had property forclosed upon or given title or deed in lieu thereof in last 7 years? This will affect your mortgage rate.
  • There is no similar question regarding short sale.

Credit Score

  • Foreclosure - Score may be lowered anywhere from 250-300 points. This will affect score for over 3 years.
  • Short Sale - Only late payments on mortgage will show and after sale, mortgage will be reported as paid or negotiated. This will lower the score as little as 50 points, if all other payments are being made. This period can last 12-18 months.

Credit History

  • Foreclosure will remain on person's credit history for 10 years or more.
  • Short sale is not reported on credit history. The loan is usually reported as paid in full or settled.
