Christmas at DC Ranch Scottsdale Arizona is a special time of year. Not only does the community participate in a "Homestead for the Holidays Pancake Breakfast" which includes a pajama party, a play, crafts, singing, activities, and brunch, but the neighbors themselves do many gatherings that make the neighborhood an especially wonderful place to be.

For example, earlier last week many of the neighborhood women gathered for an ornament exchange party and another neighbor is planning a big Christmas bash. This is a friendly and happy place to live. Scottsdale Foothills Rotary club sends Packages to Arizona Military for Christmas

Our rotary club sent 16 care packages to our troops from Arizona serving in Afghanistan. Care packages included socks, toiletries, books & magazines, snacks, sun glasses, and chap stick among other items. We gathered at one members house and assembled the packages with the donated items. We had a great time giving back to our military during the holiday season. We found the addresses and item suggestions at www.anysoldier.com .

Thank you to our Military for keeping us safe and free, sacrificing so much doing their duty.

Tom's Thumb Hiking Trail in Scottsdale Arizona- Hiking in the McDowell Mountains

Over the Thanksgiving holiday, I took some time out to do one of my favorite things : HIKE!

I decided to hike Tom Thumb's Trail here in Scottsdale, and I loved it!

One of the nice thing with Tom's Thumb Trail is it one of the most noticeable landmarks on the McDowell Mountains. It is a nice hike, not as crowded as other local trails, and it is very close by with easy access. I recommend hiking to Tom’s Thumb outlook for some incredible panoramic views. So if you are looking for a different hike that is close to Scottsdale, I highly recommend this trail.

Here is a little bit of information about the trail and some of the links I found while researching this hike.

"This particular trail is about 4.5 miles round trip. During the journey you will climb a little over 800 ft., with 1350 ft. of accumulated gain. The trails are very well manicured, and will be easy hiking except for the elevation gains."

Welcome to Sojourner Center- Scottsdale Foothills Rotary club Creates a Computer Room at Shelter for Abused Women

The Scottsdale Foothills Rotary club takes their motto seriously: Service Above Self. One of their feature projects this year is to add a computer room to the Sojourner Center, a safe haven for abused women and children since 1977.

Members of the Scottsdale Foothills chapter have donated time, materials, and know-how. They have taken out old carpet and put in tile, painted walls, and are setting up computers for the patrons to use.

Here is a little bit about how the program was developed:

"Sojourner Center was founded in 1977 as an emergency program for women who had recently been released from prison. A passionate group of 12 visionaries recognized that women who were leaving the criminal justice system rarely had the skills or support to be successful in the outside world. Sojourner Center provided a temporary home as well as programs that taught self-sufficiency, empowerment, and family skills, which helped the women rebuild their lives and re-enter society.

During the first four years, the staff and Board of Directors found that the dominant issue affecting the women at Sojourner Center was domestic violence. In an effort to better meet the needs of the women staying at the shelter, the Board changed the mission to focus exclusively on serving victims of domestic violence.

Since then, the facility has grown from a house with only 28 emergency beds to three campuses with the capacity of 280 beds and 32 transitional apartments. Twenty- nine of the apartments are located at Sojourner Center's Transitional Family Living Campus. This facility also has a community clubhouse, as well as an education center, and a donation and resource facility which are currently under construction.

Sojourner Center is the largest domestic violence shelter the United States. As a direct result of its capacity, Sojourner Center is able to serve over 2,900 women and children annually."

According to Greater Phoenix Distressed Property Report Oct' 2010, Less than 40% of Short Sales are Selling


Greater Phoenix Distressed Property Report Oct' 2010 has a lot of interesting data for the latest few months. The statistics report that there are many more short sales than bank owned homes in the Phoenix, Mesa, Scottsdale, Tempe Arizona area, but while the lender owned property deals are closing, less than 40% of the short sale inventory is being sold as a short sale. Most of them aren't sold until after they have gone to foreclosure.

This is not in the interest of the economy, the banks, nor those who are forced to consider short sales as an option. Here at the Kirkpatrick Team, we have much higher numbers of short sales closed than the Phoenix area average. Here are some of the guidelines we follow to ensure successful short sales.

  • Make sure your real estate agent has the education, knowledge, and experience to help you. Even if your short sale does close, if it isn't done right, it can come back to haunt you, your credit, and your finances in later years.
  • Have an attorney meet with the sellers to help them understand their best legal options.
  • Have the sellers meet with an accountant who can help them take a look at the short term and long term effects of a short sale.
  • Most importantly, have a qualifed attorney do the negotiation with the bank! They are more skilled and educated in negotiation techniques than pretty much any Realtor out there! Often, you can pay the attorney's fees as part of the short sale closing agreement.
