REGIONAL SUPERMARKET CHAINS

King Kullen - A family owned business that started with one store in 1930, and has grown to be one of the largest supermarket chains on Long Island.  The King Kullen website is truly innovative.  Check out the King Kullen interactive shopping list.  This helpful tool will allow you to search through the weekly circular and simply click on the items that you want to add to your shopping list.  This store locator will help you to find the nearest King Kullen.

 

 

Waldbaum's - One look at the map of Long Island featuring Waldbaum's logos will show that most Long Islanders live in close proximity to a Waldbaum's supermarket.  The Waldbaum's website features Kraft articles, food safety tips, entertaining guides and more.  The Waldbaum's store locator features an interactive mapping tool.

 

 

Shop Rite - With over 200 stores in the Northeast, Shop Rite uses its buying power to pass along savings to its customers.  This retailer-owned cooperative is comprised of 43 members who individually own and operate supermarkets under the Shop Rite name.  Beyond groceries, you can also order pool & patio furniture, electronics, DVD's and much more on Shop Rite's website, and pick up the items at the closest store. The numbers for May showed a decline in comparison to the first quarter average, the month of April and May of 2007.

 

CONCLUSION:

May was an unusual month for home sales in the Three Village School District.  There were several home sales in the entry level range, and very few in the luxury range, whereas in May of 2007 there were some big luxury home sales.  This explains the price drop compared to last year, and may be a contributing factor for the comparison to this year's numbers.

The bottom line is that inventory levels are still rising in the district, although not by as much during this month.  Homebuyers in all price ranges will have a number of homes to choose from.  This is something that home sellers should be mindful of when pricing their homes, and also making sure that their homes are in showing condition.

Overall, the home prices declined a bit from April, but were still higher than the first quarter average and also May of 2007.  The average days on market showed a significant increase in comparison to this year and last year.  The ratio of sales price to list price continued to be below that of 2007.

 

CONCLUSION:

The Syosset School District has an unusual market because the homes range from starter to trade-up to luxury.  Each of these markets act as their own sub-markets.  Overall, there are positive trends in the market.  However, homeowners should expect that it will take some time to sell their home, and that the sales price ratios are lower in Syosset than other parts of Long Island.  Homebuyers have an opportunity to find the home that best fits their needs in the district due to the rising inventory levels.

The average sales price, average list price and ratio of sales price to list price all showed improvement in May, compared to the first quarter average and the month of May.  However, the inventory continued to rise at a faster rate than last May or anytime this year.

 

CONCLUSION:

Prices rising is good news, but inventory rising will keep the prices in check for homeowners coming on the market now.  As is the case with most of Long Island, competitive pricing is the key to success in selling your home.  Whilie home prices rose on average, homebuyers should be encouraged by the amount of inventory available.  There has even been some opportunity for first-time homebuyers to get into the district, which has been a limited in recent years.

MARKET TREND ANALYSIS: 

The overall numbers for the month of May were down in comparison to the first quarter averages, the month of April and May of 2007.

 

CONCLUSION:

As is the case with many areas of Long Island, there were a few home sales that were well below average that contributed to the lower overall numbers.  Since the analysis is based on a relatively small sample size, it is easy for the numbers to be easily impacted. 

The most positive number for the month was that fewer homes came on the market than the first quarter average, the month of April or even May of 2007, while more closings took place.  This means that inventory grew at a smaller rate.  However, there is still a decent amount of inventory available in the Plainveiw - Old Bethpage School District, so homeowners that are that interested in selling their home must be competitively priced.

Homebuyers that are interested in moving into the area are finding good opportunities below the $500,000 mark.  This was rare in previous years.
