Inventory continues to rise, and the market continues to soften. The May numbers showed improvement over both the April numbers and the first quarter averages for list price, sold price and ratio of sold price to list price. There were more closings in the month as well. The numbers compared to May of 2007 are all lower, with the exception of the average days on market.
CONCLUSION:
Based on the year-over-year comparison, it would appear that the market is declining, however based on the current year, the trends are pointing upwards. The Bethpage School District is not an area with high inventory. Homebuyers can still get more house for their money in 2008 than in 2007, but the numbers may already be starting to climb.

Every year in New York City, naval ships arrive for Fleet Week at the piers along the West Side Highway. For many years, before joining the real estate profession, I worked in a building in Times Square. It didn't take long to realize that Fleet Week had begun once the area was flooded with sailors. These were the years before 9/11, and although I have always had an appreciation for our military, my appreciation has grown much stronger in the years since 2001.

Within the past year or so, my son and I have started watching the TV show JAG on the USA Network. It's amazing how much he enjoys the show, considering that he is only five years old. In recent months, he has even started to draw aircraft carriers and helicopters, and while you can tell that they were drawn by a child, the attention to detail is pretty astounding.
After losing his first tooth a few months ago, he took the money that he got from the "tooth fairy" and combined it with money that he saved up to purchase an aircraft carrier from a hobby shop, complete with miniature fighter jets. It happens to be one of the toys that has some staying power, which is fairly uncommon in our household.

When I told my son about Fleet Week, he jumped at the chance to go on board an actual aircraft carrier. After reading the Fleet Week NYC 2008 website, I realized that this would have to be a trip that the two of us would be making without my wife and daughter. There are a lot of ramps and some uneven footing on the aircraft carrier, and if you want to take full advantage of the experience, you'll also need to be able to climb a bit. For safety reasons, strollers are not allowed on the ship, and there is no place to store them by the docks.
According the website, the lines can get rather long, and visitors that don't arrive early enough are not guaranteed to get onto the ship. It was Saturday of Memorial Day Weekend, and the weather was perfect. To make sure that we didn't have to fight a large crowd, my son and I were in the car and on the way to the city by about 6:45am. We arrived at the ship right around 8:00am (the official time when access starts). A quick bite to eat from a street vendor, and we were on our way.
Before entering the ship, we walked through the display area, which is used as a makeshift recruitment office. There was a lot of interesting information provided by the military personnel manning the booths, and there were also some free souvenirs (cups, pencils, posters, etc.) emblazoned with the Navy logo. Although it gave me more stuff to carry around, it was a great start to the day for my son.
We proceeded onto the ship, the USS Kearsarge, and saw an amazing display of tanks and military trucks. If you've never been on an aircraft carrier, you'd be amazed at how big it is inside. You don't feel like you are on the water at all, but rather inside of an enormous building. The tanks and trucks were all lined up, and we were able to climb on them and go inside and talk to the Marines about what each vehicle was used for. The highlight for me was seeing the amphibious vehicle that transports the tanks from the ship to the shore.
Once we finished experiencing the military vehicles, it was time to move up to the flight deck to check out the assortment of helos (military-speak for helicopters), including the HSC-28 (Dragon Whale), CH-46 (Sea Knight), UH-1 (Huey) and the V-22 (Osprey), to name a few. Being up close and personal with the Marine pilots inside of each of the helos was a great experience. They took the time to answer all of our questions, and my son even got to pretend that he was flying one of the helos.
It was a great bonding day for the two of us, and this is something that I plan on doing regularly in the future. While most Memorial Day Weekends are spent in a social setting with family and friends, it was great to spend this Memorial Day Weekend speaking to the members of our military. And, I can honestly say that, to a man, each and every Marine that we got the chance to speak to, is extremely proud to be serving our country. I thanked each one of them for keeping us safe, and had my son do the same.
We should all appreciate the pride and courage that the members of our military display. Their dedication to protecting our way of life is unwavering, and I'm glad that I got to show my appreciation for their efforts. Spending time with the members of our military was a great reminder that Memorial Day is about more than hot dogs and hamburgers. It's about freedom, and those that gave their lives to protect ours.

MARKET TREND ANALYSIS:
The Hauppauge School District traditionally has a limited amount of activity, and April of 2008 was no exception. This small sample size often leads to extreme fluctuations in the statistical data. While inventory rose at a slightly higher rate than the first quarter average of this year and of April of 2007, the home prices seem to have shown very solid growth. However, a closer look will indicate that one home sale (of the new construction on Brookstone Court) actually made the sales numbers higher, in addition to drastically raising the average days on market.
CONCLUSION:
Overall, the market seems to be relatively stabilized in the Hauppauge School District. The inventory numbers for April are similar to the inventory numbers for the first quarter of the year, and also of April of 2007. Even though the numbers continue to rise, there is still a fairly low inventory of homes on the market in the Hauppauge School District.
Home sellers will find some competition, but not an inordinate amount. The ratio of sold prices to list prices over the course of 2007 and 2008 would seem to indicate that homeowners are pricing their homes to sell, or at the very least, reducing their prices until their home is appealing to homebuyers. It is important that home sellers continue this trend, and also that they have their home in "showing" condition to maximize the chances of enticing buyers to make an offer on their home.
Homebuyers will find that, while there has been some adjusting of prices, that the starter homes are still priced higher than other areas in close proximity. This may be due to the fact that the property taxes in the area are lower than most of the surrounding areas due to the businesses that contribute to the tax base.
