FHA Increasing MMI and UFMIP, FHA Mortgage Insurance Changes AGAIN, San Diego, CA

HUD has decided that reserves and rainy day funds need to be bolstered against risk. Risk? Yup, you got it, RISK. The new 4 letter dirty word of our industry.

Amazingly, HUD made changes to the FHA program just a short time ago decreasing the UFMIP (up front mortgage insurance premium) and increasing the MMI (mutual mortgage insurance. In plain English this means that HUD made changes to get less money up front but more money over time.

Even as the last changes were implemented HUD made comments about the reserve fund being low.

So! What does this mean for those of us that are home buyers? It means that home buyers will potentially qualify for less money. The UFMIP is a fee that we finance into your loan is currently 1%, the new amount will be 1.75%.

Right now, this amount is 1%

$100,000 loan X 1% = $1,000

Loan amount $101,000 ($100,000 + $1,000 UFMIP = $101,000)

After June 1, 2012

$100,000 loan X 1.75% = $1,750

Loan amount $101,750 ($100,000 + $1,750 UFMIP = $101,750)

Whats more is the monthly premium will increase by .10% for loans under $625,000 and .35% for loans over $625,000.

The total comparable impact on a $100,000 loan is approximately $12 per month. At $600,000 you are looking at approximately $200 per month.
