I'm looking online at homes for myself. I've been looking for quite a long time but I've never really felt like any one area was for me. Well, I've found it!

Gold Canyon, Arizona is definitely the place for my family. It is a an area on the south side of the Superstition Mountains east of Mesa and Apache Junction on the way out of the East Valley right off of US 60.

Gold Canyon is the east valley's best kept secret. It is a combination of natural beauty and suburban convenience. Outdoor enthusiasts have a bevy of activities to choose from: golf, hiking, fishing, boating, atv-ing, biking, trail running, and the list goes on. You name it.

Single family detached neighborhoods like Peralta Trails are gated, have community amenities such as hiking trails and community pools, and golf course access and they are currently very affordable with homes in the low $100s.

The gated condominium and townhouse neighborhood of Toscano Villas is a higher end low maintenance lifestyle. Homes start in the upper $100s and come with clubhouse access, pools, spas, golf course access and of course the look of Tuscany.

Homes in the 55+ Mountainbrook Village subdivision come with the the same amenities above but also include tennis, though with a Santa Fe feel to them. They range from the upper $100's for a patio home to $400+ for single family detached homes.

Million dollar properties located in different subdivisions all going by the subdivision name of Superstition Mountain are truly top teir living. I've recently had the pleasure of showing a beautiful home in the Ashland Ranch Subdivision which is also in the Ashland Ranch elementary school district. There are other subdivisionsin this elementary school district, however the school is located within the neighborhood of Ashland Ranch.

There is a good selection of Bank Owned, Short Sale and "Traditional Sale" listings available. Many homes in Ashland Ranch have larger than the Arizona standard yard. The minimum lot size is 10,000sf or nearly a quarter of an acre and the largest lots come in at about half an acre.

Demistifying the HUD buying process

If any time has been a good time to consider a HUD home, this is the time. Many agents don't understand how to access a HUD home let alone submit an online bid or complete the offer documents. For buyers this means less competition... but not NO competition. There are still a fair share of agents who are quite well versed in all things HUD.

None the less, as the market in greater Phoenix shifts towards a seller's market any advantage that a buyer can garner is better than none!

I have seen buyers making lowball offer after lowball offer for months who are now standing up and taking notice of the frenzied buying activity in cities like Gilbert, Mesa and Chandler. The east valley town of Queen Creek and the new town of San Tan Valley (once part of Queen Creek) have been swarming with investors for many months now.

We've run into two transactions with the same fix and flipper on one end or the other and judging by his success I'd say we aren't going to see the end of these non traditional buyers just like we won't be seeing the end of non traditional sellers any time in the near future.

REOsother wise known as foreclosures, bank owned or lender owned properties are still quite the hot commodity. The popularity that short sales were experiencing has been waning in recent months due to the nasty realization that if you want a home to move into and you want it within a certain time frame 9 times out of 10 buyers will need to look elsewhere.

Builder homes or new builds have had quite the activity spike. Two builder's representatives who we spoke with yesterday confirmed that sales are up dramatically with in the past two months - they say due to house hunters running away from short sales gone bad!

Traditional sellersare still around, but they are definitely much harder to find and usually a bit harder to negotiate with unless you happen to find one that isn't overpriced - now. (Sorry, I have to amuse myself when my blogs get this long).

Coming around to HUD
HUD homes in the state of Arizona can be found at www.MCBreo.com or by contacting The Porter Team and allowing us to send you MLS property details for active HUD homes. Once you find a HUD home that strikes your fancy you must contact an agent who has HUD keys(like The Porter Team). HUD homes cannot be accessed via lockbox like most actively marketed properties can. If you decided that you would like to make an offer (in HUD terms this would be submit a bid) on one of these properties your agent will need to be employed by a HUD registered agent like our broker.

If you have gotten this far you are doing well. Once you have an agent who can submit a bid on your behalf that agent will then need to know how to properly complete an online bid and the written contract. These forms/documents are much different than the AAR purchase contracts that are submitted on any other property in the state of Arizona.

If you receive a bid acceptance notification and submit a correctly filled out contract with the other supporting documents and a copy of your earnest money in certified funds ($500 for any offer under$50,000 $1,000 for any offer over $50,000 no exceptions) it's time to get your earnest deposit to the HUD designated closing agent, request the appraisal and termite reports that have already been completed and request permission to turn on utilities for your inspection.

Whether you are a cash buyer or an FHA buyer your close time will be up to 45 days. And let's remember that this is a goverment agency so 45 days may be optimistic. One of the downsides to purchasing HUD homes is the hurry up and wait. They may delay the process at no penalty, but if the buyer delays the closing there will be daily penalities ($$).
