New Jobs in Charlotte Help Real Estate Market

That's right... there are 1,014 new jobs coming to Charlotte in the near future. Neighborhood Assistance Corp. of America (NACA), a nonprofit community advocacy and home ownership organization, plans to hire these positions soon. The total hirings will take about five years to complete.

NACA Hiring Explained

New jobs and a reduction in the number of layoffs is exactly what the Charlotte real estate market needs these days. Further, over the next five years NACA plans to invest $4.5 million in Charlotte as part of an expansion. Thanks to the One North Carolina Fund, which provides financial assistance though local governments NACA is receiving a $1 million grant. The goal of One North Carolina Fund is to stimulate economic activity and create new jobs... this will do a great deal to achieve just that.

Positive News For a Change!

This is great news right when we all need it! You can read all about the new jobs coming to Charlotte! The real estate market will benefit from this in two ways. First, new jobs will allow that many more people to buy new homes if that's what they want to do. Next, NACA is designed to help low income and minority buyers with the purchase of real estate in Charlotte, NC. So, this is good news any way you look at it!

Most people know that there is a small surge in buyer activity right now. Sure the interest rates for mortgages has much to do with this but there is something on the horizon that will change the Real Estate picture in the near future. The coming change will be bad for sellers because it will change the value of real estate throughout the country... especially in higher priced homes.

The Coming Problem for the Real Estate Market

What I've been talking about for several weeks was just announced by CNN today. "an avalanche of specialized adjustable rate mortgages, known as option ARMs and Alt-A mortgages, are slated to reset over the next 18 to 24 months, and rising unemployment causes a surge in the number of prime mortgages going into default." They continued, "All of this is expected to trigger another round of foreclosures and cause home prices to tumble at least another 20% before the market rebounds, according to market analysts and economists."

Sellers Need to Get Real Right Now!

So, if you are going to sell your home you need to do three things: 1. Act fast 2. Be smart about how you prepare it for the market 3. Be smart about how you price it. In this market homes are in both a beauty contest and a price war at the same time. Sellers MUST have their homes looking great and reasonably priced or they might as well take them off the market now. Beign overpriced in this market is foolish and a waste of precious time.   • Saturday, July 4th, 2009 at Highland Creek Prosperity Park, 9:00 - 10:30 am.
  • Decorate your bike, tricycle or wagon and ride alongside a Firetruck!
  • Parade line-up begins promptly at 9:00 am and will depart at 9:15 am.
  • Judging and prizes will begin once the entire Parade returns to Prosperity Park.
  • Prizes will be awarded to "Best in Show", "Most Patriotic" and "Most Original"

What's going on with Christenbury Corners?

Everyone who lives in Highland Creek, Skybrook or any of the neighboring developments wants to know why it looks like the Christenbury Corners construction has stopped! They answer is two-fold. First, a new developer has taken over and there has been a hold put on the development.

Why has the work on Christenbury Corners stopped?

Lowe's Home Improvement has been open for a while now. That's great but everyone wants to know when the other stores will open. Since there is no grocery store in that area the progress (or lack thereof) in building the Bloom store is getting most of the attention these days!

The developer told The Ramsey Group that there is a temporary hold on the development. Being that The Ramsey Group is one of the leading real estate teams in the University City area, the developer has offered to give us a personal update in the next week or two. When is the new Walmart at Concord Mills going to open?

The new Walmart at Concord Mills Mall is nearly complete and ready to open. The employees are currently training for the opening later in June. It should be within a few weeks but a specific date has not yet been given. The location of the new Walmart is just behind the Lowe's Home Improvement. To access the Walmart from the Highland Creek area simply turn left just after the Lowe's Home Improvement store.
