California Arts Day is on Friday, October 3
The City of Culver City joins the California Arts Council in celebrating California Arts Day on Friday, October 3, 2008. California Arts Day presents an opportunity to visit the many art exhibitions and performances available in the City on Friday, October 3 as well as throughout the month of October which is designated as National Arts and Humanities Month. The City has over twenty art galleries which will be open during the day.
California Imagination is the theme of the eighth annual California Arts Day on Friday, October 3. For more information about California Arts Day this year and in past years, go to http://www.cac.ca.gov or contact the California Arts Council at 916-322-6555.
Many galleries and performing arts organizations will continue to present work in Culver City during National Arts and Humanities Month in October. But..what does a Buyer's Agent DO?
1. Buyer's Counseling interview prior to taking you out to look at property. Absent that interview, you would likely be spending wastedtime looking at property that does not have what is important to you.They will look in your perferred neighborhoods, and in your stated price range.
They will try to meet all of your criteria (and some of your dreams too).They will preview property, and look at everything they see with a critical eye.
2.Buyer's Agents will save you MONEY
(i.e...a cosmetic "fixer" that had undisclosed sewage leakage or water damage that went from second floor to the kitchen) or Floors that you might not have noticed are uneven, warped or?
3. When you are writing the offer, they will give you the best data available, offer advice and let you determine the price you want to offer. They will help you based on known data.
4. They are powerful negtotiators they will represent you to the fullest and make every effort to get your offer accepted along with your desired terms
5. During a negotiation they will never criticize the seller or the seller's property in front of the other agent or owners. A great agent knows they face many issues during the negotiation of a purchase. Although they will be candid with you, they know they are dealing with someone's home and sellers often have deep emotional attachments to it. The need to be diplomatic here is essential, in order to negotiate a great transaction on your behalf.
6. A great Buyer's Agent represents YOUThey don't represent the seller, the listing agent or the mortgage company. They are there as your representative and your advocate and in this capacity a great agent is indispensable!
