Buying a HOME may seem like an endless series of critical, important decisions. When you find the house that is right for you, you need to find a home inspector to educate you about the condition of your new home. It is highly recommended that you take advantage of the service that a professional Home Inspector can provide to you, to protect yourself and your Home Purchase.

It is best to work with a Home Inspector that is a member of one of the Home inspections Associations such as ASHI or CREA.

Most Home Inspectors do have a contracting background and will check the major functions in the home . They are trained to look for problems, things that might otherwise be over looked.

They will check the electrical, plumbing, all doors and windows, the furnace and Air Conditioner and fireplaces to see that they are inproper working order. They will also be on the look out for Termite problems, roofing and foundation. They will also observe the general condition of the floors and walls, check for water damage in laundry rooms, bathrooms and kitchens.

California Contractors State License Board. The law in California prohibits unethical home inspection practices, including repairing properties that home inspectors have inspected in the previous 12 months. The law encourages courts to consider the Standards of Practice and Code of Ethics of ASHI and the California Real Estate Inspection Association when determining whether an inspection meets the required standard of care.

The code of Ethics that Home Inspectors adhere to, if they are members of ASHI include...Integrity, honesty, and objectivity are fundamental principles embodied by this Code, which sets forth obligations of ethical conduct for the home inspection profession. The Membership of ASHI has adopted this Code to provide high ethical standards to safeguard the public and the profession.

What is Habitat?

  1. Habitat is a nonprofit, Christian Housing Ministry which was developed to eliminate poverty housing and homelessness from the world and to make decent shelter a mater of conscience and action.

2. Habitat invites people of all backgrounds, races and religions to build houses together in partnership with families in need.

Habitat with their volunteers have built over 300,000 houses around the world, providing more than 1.5 million people in 3,000 communities with safe, decent, affordable shelter.

How does it work?

  • Through volunteer labor and donations of money and materials, Habitat builds and rehabilitates simple, decent houses alongside our homeowner (partner) families.
  • Habitat is not a giveaway program. In addition to a down payment and monthly mortgage payments, homeowners invest hundreds of hours of their own labor (sweat equity) into building their Habitat house and the houses of others.
  • Habitat houses are sold to partner families at no profit and financed with affordable loans.
  • The homeowners' monthly mortgage payments are used to build still more Habitat houses
