Finding your dream house - Today buyers are tech savvy and start their search on the internet. They start checking the web for what's available out there in their price range. In this regard, you do not have to look elsewhere. You have to know what town you want to live in. The old adage still applies - LOCATION, LOCATION, LOCATION. There are several features you want to see while looking. Condition of the house is important and can be found under the heading of Appearance. Agents used several adjectives to describe the condition of home. It ranges from good to diamond. Good generally means handyman's special and diamond is mostly brand new. Agents sometimes divert from this description using pristine or move in. There are times when you do not mind a little work to be done if you can get a bargain. Although in Long Island, basically there is no such thing as a bargain. The sellers want more money for their homes and the buyers are always looking for a bargain. If the price is right and you really like the house, you don't mind a little work to be done. Besides most buyers want to do some changes anyway after they move in to make the place their own and reflect their personality. Most listings provide a whole set of picture with accompanying virtual tours. I would recommend skipping listing with only one picture. That says so much about the kind of agent you will be dealing with. In this internet driven world, a "professional realtor" has to be tech savvy and provides plenty of information to customers and one of them is providing at least ten pictures with the listing. If school is important, there is a place where you can find it. Property tax is also available.

No one can decide which listing you want to see except yourself. Your real estate agent meaning me is one to help you find the right home. Some buyers will buy any home as long as the price is right. It is important to remember that if you only want to live there for few years, look at the resale angle for a quick turnover. Now if you intend to live there for a long time, whether the house is a bargain or not, it does not really matter. Buying a home is still the best investment in the long run.

Looking for that dream home without knowing what it involves is not a good idea at all. "Governor David A. Paterson today announced that New York will offer a federal income tax credit to first-time homebuyers to encourage home sales in the State. The New York State Mortgage Credit Certificate (MCC) will enable first-time homebuyers to claim a tax credit equal to 20% of their annual mortgage interest costs, potentially saving the average homebuyer about $1,500 each year. The program will effectively extend, and in some cases improve upon the federal government's $8,000 First-Time Homebuyer Credit enacted as part of the American Recovery and Reinvestment Act of 2009, which expires on November 30th.

The New York State Mortgage Credit Certificate (MCC) can be used to reduce a homebuyer's tax burden for every year the mortgage loan remains outstanding. With an MCC, 20% of the amount paid in mortgage interest becomes a tax credit that can be deducted, dollar for dollar, from a homeowner's federal income tax liability. The remaining 80% of the mortgage interest continues to qualify as an itemized tax deduction, as long as there is sufficient federal tax liability. The MCC will be administered by the State of New York Mortgage Agency (SONYMA), a State agency that offers a variety of fixed-rate mortgages tailored to the needs of first-time homebuyers."

Once you know how much money you need to buy your new home and the amount you need for living expenses, then you are on your way to start looking. With the state of the economy, you want to make sure you have enough money to sustain the mortgage payments and the maintenance of the house. To play it safe, make sure you have at least 6 months reserve for living expenses in case you lose your job.

Once you establish the fact that your finances is in good shape, then you are ready for the next move.
