Days on market in Lubbock are only a little over 100 from the time a property is listed until the day it is closed on...The Sellers Realty has averaged a very short 80 days on market in 2009! Having sold 53 homes year-to-date for $8 million in sales volume, we personally believe Lubbock real estate is very healthy! In fact, we are having our best year ever and are soooo thankful!

Jeff and Lisa Sellers currently have 15 houses closing in the month of April, 2009 for a sales volume of $2,048,950. They range in price from $85,000 to $395,000, with the average sale being just below $137,000. May is gearing up to be another great month as well. We already have 2 homes under contract around the $200,00 price range and one in the mid $80,000 range!
Most of the Realtors we talk to are also saying things are beginning to get busy again. So many first time homebuyers are taking advantage of the 1st time homebuyers tax credit up to a maximum of $8,000! CALL FOR DETAILS!
People are upsizing due to interest rates being at an all time low. They are able to buy more house for so much less money per month than ever before, because of lower interest rates, which equates to paying much less in the long run. Refinancing is also a good option if you can reduce your current interest rate by at least 2% percentage points. Contact your lender or mortgage company for all the details.
I guess the report that came out featuring Lubbock as the #2 real estate market for 2009 was right! College towns are a great place to buy and invest in real estate. Our hospitals are strong and growing. Local banks are solid. We have so much to be thankful for in West Texas!

This factual information is an attempt to inform the public that HOME VALUES IN LUBBOCK,TX are not in a state of decline. Home values in LUBBOCK,TX are APPRECIATING, NOT DEPRECIATING. Forget everything you are hearing NATIONALLY! We are extremely fortunate in Lubbock!
The average single family residence in January 2008 sold for $128,235 compared to $131,053 in January 2009 (and increase of 2.2%). The median home sold for 107,500 in January 2008 compared to 109,000 in January 2009 (a 1.4% increase). Total active residential listings according to the Lubbock Association of Realtors in Multiple Listings were 1,565 in January 2008 compared to only 1,452 in January 2009 ( a decrease of 7.2% in inventory). In other words, there is not an overabundance of listings on the market. The lubbock market is not saturated with properties for sale. We do not have a big buyers market. We are experiencing a very BALANCED market...which is a great thing!
Currently, days on market, from list date to closing date are approximately 112 days (less than 4 months).

If you are like me, you too are probably sick and tired of hearing about "THE STIMULUS". You might be weary of and leery from "THE BAILOUTS". You wonder if the Lubbock economic situation is the same as the rest of the nation? Is everyone loosing their jobs? Are homes foreclosing and depreciating everywhere you look? Will it ever be a good real estate market again??
Please listen to the perspective of a local real estate professional in Lubbock,Texas. Personally, January 2009 was THE BEST January that Lisa and I have ever had! Interest Rates are at RECORD LOWS!! The Lubbock Multiple Listing Service does not show an over abundance of listings on the market!!! We do not have thousands and thousands of homes sitting there that cannot sell. Some homes are not selling for the same reasons homes never sell. 1.) THEY ARE OVERPRICED IN THE MARKET 2.) THERE IS A PROBLEM WITH THEIR CONDITION 3.) BAD LOCATION 4.) POOR PRESENTATION OF THE PROPERTY 5.) UNPROFESSIONAL MARKETING (BY LISTING BROKER) OF THE PROPERTY...AND THE FINAL REASON A FEW OF THEM ARE STILL NOT ABLE TO SELL IS THAT TOO MANY PEOPLE HAVE BEEN WATCHING TOO MUCH NEGATIVE MEDIA AND BELIEVING IT IS SUCH A TERRIBLE TIME TO BUY!!! Consumer confidence has been effecting our market to some degree. I really believe most of that was the fall of 2008. 2009 started with a BANG! Every Realtor and builder I have talked to believe that things have really picked up and we are predicting a solid 2009.
If you are making a mortgage payment and paying a higher interest rate, this might be the perfect time to refinance or sell and buy a different home at A MUCH LOWER INTEREST RATE! Selling a home and buying another one is not only A GREAT WAY TO STIMULATE THE LUBBOCK ECONOMY, BUT ALSO POTENTIALLY LOWER YOUR MONTHLY MORTGAGE PAYMENTS BECAUSE OF LOW INTEREST RATES. LET'S HAVE OUR OWN STIMULUS PLAN IN LUBBOCK! Let's continue to buy, sell and loan conservatively and wisely. Let's not participate in loan fraud. Don't panic! Forget most of what you are hearing from the media. Support and stimulate the local economy by buying and selling in Lubbock! Believe in the people of west Texas and our conservative values, banking principles and real estate practices. The Lubbock real estate market and overall economy is not like what you are hearing on the National news!!!
We have a balanced market here in Lubbock...We are extremely fortunate. Days on market are approximately 100 days from the time you list your home until the time it closes. Sellers are not losing their shirts when they sell. Buyers are not getting steals, but are still getting fair deals! Thankfully we don't have extreme highs and lows in Lubbock real estate. Our home prices consistently appreciate approximately 2-3 percent each year. LUBBOCK REAL ESTATE IS STILL AN EXTREMELY SAFE INVESTMENT! YOU HAVE NOTHING TO FEAR!!

Is Real Estate really as bad as what the media is telling us? Well, like many other things, it might be in certain places. For those locations, I hope and pray it will get better soon. I believe other places are bad due to the DOOM AND GLOOM BUYER AND SELLER CONFIDENCE. I guess I shouldn't forget the DOOM AND GLOOM ATTITUDE OF A LOT OF REALTORS EITHER. Yes, there are Realtors leaving the profession. Many really were not doing much before anyway. There are the realtors who couldn't sell a cup of hot chocolate in zero degree weather either, because they are so NEGATIVE. Then, there are Realtors like us WHO ARE DOING OUR BEST TO STAY POSITIVE AND REFUSING TO PARTICIPATE IN THE "RECESSION".
We have been very blessed in the real estate business. God is soooooo good! He continues to bring us great clients that we now call friends and He lets us assist them with buying and selling of real estate. We continue to work hard and leave the results to HIM and HE blesses us abundantly in all kinds of ways.
It is increasingly hard for people to understand that we are still selling houses (YOU KNOW, IN THIS HORRIBLE MARKET THAT THE MEDIA WANTS US TO DWELL ON). Well, stinkin' thinkin' will get you nowhere really fast! NEWS FLASH...ARE YOU READY FOR THIS ONE? NOT EVERYTHING YOU READ IN THE PAPER, ONLINE AND HEAR FROM THE MEDIA IS THE TRUTH!
BUSINESS IS BOOMING IN 2009...God has blessed us already in January 2009 with 6 residential closings. Not a bad June, but a Great January! We have had the blessing of seeing sweet people take advantage of some record low interest rates! We have helped 1st time home buyers, who can now afford a home because of low interest rates. Buyers are also able to UPsize and get more house for less money than before. Lubbock sellers are able to sell because the market is NOT SATURATED with too much inventory.
Lubbock is one of the fortunate places that has a pretty balanced market right now. Buyers and sellers in Lubbock are both getting a fair shake. SOME OF US IN TEXAS ARE STILL TOO STUBBORN TO BELIEVE THE DOOM AND GLOOM AND ARE REFUSING TO PARTICIPATE IN THIS RECESSION!!!
