Most people know by now the Texas Tech football team in Lubbock,TX is ranked #2 in the country. What you might not know is that Lubbock is also ranked #2 in the Big 12 conference for housing affordability (according to the recent College Home Price Index study by Coldwell Banker). In fact, the same study found Lubbock ranked #11 nationally out of 119 NCAA Division 1 cities.
What a great place to buy your students a home, purchase a 2nd home or come to live!!! Not only do you get to watch the #2 football team in the nation, and for sure the most exciting, but also not pay through the nose for housing. In speaking with a property management company just this morning, they told me they had one vacancy out of 200 rental properties. Rentals are hard to find right now. So, why not buy? Why not invest in rentals since Lubbock is in high demand for rentals? Buyers are having a tougher time qualifying for loans and therefore many end up having to rent. If you have strong credit and a little money down, this is a wonderful time to buy investment property. A university town like Lubbock will always have a need for rentals.
Finally, if you know of someone moving to Lubbock to attend Texas Tech, Lubbock Christian, Wayland Baptist or South Plains, encourage them to buy! You will not regret buying property in Lubbock,TX. It is a safe and solid investment. Lubbock is a conservative city and we do not see the extreme volatility in our markets like many other places. Our home values do not resemble a roller coaster ride.

ABSOLUTELY NOT!!! I've been saying over and over again that after the election is over and the stock market starts to level off and gas prices come down a little, it will all pick back up. Consumer confidence can be a funny thing. Politics are funny. It seems like the democrats are now thrilled to death over the presidential election outcome. There consumer confidence is now on cloud nine. Many republicans are scared to death of what might happen. Therefore they are buying and selling just as quick as they can before January 20, 2009!
The bottom line is people must move for various reasons. People get laid off jobs in Lubbock and have to sell their homes. Others get hired here and so they need to buy a home here. Still others have growing families and need larger homes. People need to sell bigger homes and downsize. Employees get transfered in to Lubbock and out of Lubbock.
These are things that we all should know, but we forget and are bombarded by all the negative media!
The good news is that the Lubbock economy is stable and strong. It was recently ranked #2 for cities across the entire United States for the strongest real estate market in the next 12 months.
Don't let your fears paralyze you. If you need to sell, then go ahead and sell. There are buyers out there. If you need to buy, there are still some deals to be found.

Another Veterans Day has come and gone. Did you stop and think of our war veterans? I'm sure I'm guilty of dismissing their duty to all of us. It is such a shame to think about the freedoms that so many men and women have fought for are taken for granted. Even worse, many of the freedoms are now being threatened.
My 89 year old grandfather, a world war II veteran, reminds me of his service. It breaks his heart and mine to know how far our country has strayed from the strength it once had. A strength that came from God Almighty. A moral strength...A love for neighbor...A compassion for mankind in general...A strong allegiance and patriotism to the greatest country in this world. Other countries are great, I know. Our strength was One Nation Under God. Now, God is being taken out of the classroom, out of the courtroom,etc. Some are trying to prove how educated and elite they are. They are trying to take away free enterprise, capitalism, small business success, real estate investments, our right to bear arms, our spiritual freedoms,etc.
How will we as Realtors be able to build successful businesses, buy investments and pass down to our children and share with those in need when the government steals from us? I believe in fair taxes and doing my part, but I despise socialism and punishing a man for hard work. I don't understand any leader who would criticize our young men and women for serving our country in horrible circumstances across the ocean. It sickens me. Whatever happened to the land of the FREE and the home of the BRAVE?
This Veterans Day, read a history book, surf the web, watch the history channel,read the constitution and see what our founding fathers believed in and who they believed in. See if you think that might be a better idea than what we see in 2008.

I ran a report last night of the closed residential transactions in the Lubbock Multiple Listing Service. I pulled up everything from Single Family to Single Family with at least 1/2 acre to Garden Homes, Condos, Townhouses, Mobile Homes and Hud properties.
From October 11th through November 10th, 2008, the Lubbock Multiple Listing Service recorded 153 properties closed for a total of 22.3 million dollars.
From October 11th through November 10th, 2007, the Lubbock Multiple Listing Service recorded 250 sales for a total of 32.9 million dollars.
Yes, our numbers have been down. I thank the stock market stuff, the election and the media.
Now, it is time for our market to rebound and for realtors to get back to work. Interest rates are low, the Lubbock market is stable. We do not have an overabundance of listings on the market. So, it is a good time to buy and sell. We would love to help with all your real estate needs!
